Large Bridge Loans for Las Vegas Investors

Las Vegas has both kinds of large bridge deals. There are true high-value homes in Summerlin, The Ridges, MacDonald Highlands, Southern Highlands and Lake Las Vegas, and there are packages of ordinary rentals sold by funds and long-time landlords. Both need fast, certain money, and both need an exit that the rent can actually support.

In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in the Las Vegas Valley, within a bridge program that runs from $150,000 to $5M+ with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, larger balances usually need a full valuation, and exits include a sale, a DSCR or blanket DSCR refinance, or a jumbo DSCR loan on a high-value rental.

What large bridge loans finance in Las Vegas

High-value single homes are common here compared with many metros. Investors use bridge loans to buy luxury homes for renovation and resale, to close quickly on a guard-gated property before arranging longer-term financing, or to carry a home while it is leased. Packages are the other big category: institutional sellers and local landlords trimming portfolios sell groups of homes in North Las Vegas, Henderson and the southwest valley.

Why bridge money here

Sellers of luxury homes and packages often want a quick, firm close. A bridge loan with rates from 7.99% and interest-only payments lets you close first and line up the permanent plan after. It also pays off maturing debt, such as a short-term loan on a renovation that ran long.

Investors also use bridge money to buy at trustee sales and auctions, where the purchase has to close quickly, or to buy out a partner on a group of rentals. In each case the bridge is a short step to the permanent plan, not the plan itself.

Be realistic about the exit. Las Vegas luxury homes rarely rent for enough to support high leverage on a DSCR loan, so a luxury bridge usually exits by sale, or by a jumbo DSCR loan at moderate leverage.

Worked example: eight homes from an institutional seller

This example is illustrative and not a quote. An investor buys eight single-family rentals in North Las Vegas and Henderson from a fund for $3,440,000. A bridge loan at 65% of price is $2,236,000, with estimated interest-only payments of about $19,565 a month while the investor completes light updates and renews leases.

After updates, rents average $2,450, or $19,600 a month, and the homes value at $3,750,000. A blanket DSCR refinance at 60% of value is $2,250,000, enough to repay the bridge. Estimated principal and interest is about $15,732; with taxes of $1,840, insurance of $800 and HOA dues of $560, the payment is about $18,932 and portfolio DSCR is about 1.04x. The exit is sized to the rent, not to the LTV cap.

Valuation and review on large files

Larger balances usually need a full valuation, and luxury homes with unusual features, views or lot sizes can take more work to appraise. Packages may need a value on each home. We also review your experience, liquidity and business plan.

Luxury homes: bridge to sale or jumbo DSCR

For a high-value home, decide early whether the plan is resale or rental. If resale, the bridge carries the property through renovation and marketing. If rental, test the jumbo DSCR math on realistic long-term rent; at typical Las Vegas luxury rents, leverage on the exit is often well below the purchase maximum. Short-term rental income is rarely a reliable exit here because of licensing limits.

Nevada costs on a large purchase

Clark County's real property transfer tax applies to each sale, so on a large package it is a meaningful line, often paid by the seller by custom. Property taxes are relatively low and caps generally stay with the property, but many newer communities carry SID or LID assessments and HOA dues that the exit refinance will count.

Paying off a maturing loan

If a short-term loan on a Las Vegas renovation or package is coming due before the property is ready for sale or permanent financing, a bridge can pay it off. Send the payoff, maturity date, current status and remaining work. See /bridge-to-dscr-loan-guide.html for how the handoff to a DSCR loan works.

Picking the exit

Packages of homes usually exit into a blanket DSCR loan; fourplexes into DSCR or blanket loans; and luxury homes into a sale or a jumbo DSCR loan. If you plan to sell part of a package, tell us up front so the bridge release terms fit.

Summer heat slows exterior work and showings in July and August, so build that into the schedule. For packages bought with tenants in place, plan lease renewals and any rent increases around existing lease dates so the rent roll is ready when you apply for the permanent loan.

Common questions

How large a bridge loan can I get in Las Vegas?

Our residential investor bridge program runs from $150,000 to $5M+, and larger balances are reviewed case by case based on the property, your experience and how realistic the exit is.

What rates apply?

Rates start from 7.99%. Pricing on large balances depends on leverage, your experience with similar projects, the property type and the strength of the exit plan.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation, and packages may need a value on each home. Luxury homes with few close comparable sales can take extra time to appraise.

Can I bridge a luxury home in Summerlin or Henderson?

Yes, if it is a 1 to 8 unit investment property. Plan the exit as a sale or a jumbo DSCR loan sized to realistic long-term rent.

Can I use STR income as my exit?

Rarely. Las Vegas-area STR licensing and spacing rules make nightly income an unreliable exit. Plan on long-term rent or a sale.

How fast can a large bridge close?

In as little as 10 days once the file is complete, though packages and luxury homes may take longer because of valuation, HOA documents and title work on each property.

Are payments interest-only?

Yes. Bridge loans are short-term and interest-only, which keeps carrying costs lower during renovation or lease-up. Keep reserves for taxes, insurance and HOA dues.

Can I bridge a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
