A single Ogden rental rarely reaches $1 million. When a bridge request in Weber County gets that large, it is almost always a package: a group of homes, a set of fourplexes, a small apartment building, or a higher-priced property up in the Ogden Valley.
In short: LendingStreet provides short-term, interest-only residential investor bridge loans from $1M to $5M+ for 1-8 unit properties in Ogden and Weber County, with rates from 7.99% and closings in as little as 10 days when the file is ready. Larger balances usually need a full valuation and are reviewed case by case. Typical exits are a sale, a blanket or individual DSCR refinance, or a jumbo DSCR loan.
Ogden prices have long been below Salt Lake County, so a large balance here usually reflects several properties rather than one. Common examples are six to twelve homes in Central Ogden, Roy and Washington Terrace bought from one seller, two or three brick fourplexes east of Washington Boulevard, or a 5 to 8 unit building near Weber State University.
Another pattern is a portfolio refinance: an investor who bought homes one at a time over the years now has a maturing loan on several of them and needs a single short-term loan while the rest of the properties are leased up or repaired.
The other source of large requests is the Ogden Valley. Homes and cabins in Eden and Huntsville near Powder Mountain, Snowbasin and Pineview Reservoir can carry much higher values, and some newer resort-area properties exceed $1 million on their own.
Bridge loans are short term and interest-only, built for situations where a long-term loan cannot close quickly enough or the property is not ready for one yet.
This example is illustrative and not a quote. An investor buys eight homes across Central Ogden, Roy and South Ogden for $2,240,000 and budgets $280,000 for repairs, a total cost of $2,520,000. Leverage varies by program; this example assumes a bridge loan at 75% of total cost, or $1,890,000, with estimated interest-only payments of about $16,538 a month.
After repairs, the homes are valued at $3,050,000 combined and rent for about $18,400 a month. A blanket DSCR refinance at 70% of value produces $2,135,000, enough to retire the bridge. Estimated principal and interest is about $14,928, and with taxes of about $1,474 and insurance of $1,040, the total is about $17,442, for a portfolio DSCR of about 1.05x.

| Purchase price, 8 homes | $2,240,000 |

| Monthly rent after repairs | $18,400 |
| Refinance payment with taxes and insurance | $17,442 |

Larger bridge balances usually need a full valuation of each property. In Ogden, appraisers lean on sales in the same neighborhood, so a converted Victorian on the east side and a Roy rambler will be valued against very different comparables. Valley properties may have fewer recent sales, which can lengthen the review.
Order inspections and gather rent rolls early. If the package includes vacant or heavily damaged homes, expect each to be valued as-is and after repairs.
When repairs are part of the loan, funds are usually released in draws after work is inspected. Ogden winters can slow exterior work such as roofs, siding and concrete, so build the schedule around the season and keep interior work for the coldest months.
A realistic budget for older homes includes furnaces, water heaters, electrical updates and sewer lines. Underestimating those items is one of the most common reasons a large package needs an extension.
For multi-million dollar bridge loans, lenders look closely at your track record with similar properties, your reserves and your plan for leasing or selling. An investor who has already renovated and rented homes in Weber County will usually get a clearer answer than one taking on a first large package.
Bring a schedule of properties you own or have sold, with dates and results.
Utah has no real estate transfer tax, which helps on both the bridge closing and the refinance. Long-term rentals occupied by tenants as primary residences can usually keep the Utah residential exemption, but Ogden Valley properties run as nightly rentals are taxed on full value, which affects the refinance DSCR.
Ogden City and the suburbs require business licenses for rentals, and the Ogden Valley has its own zoning limits on nightly rentals. Confirm those before you plan an STR exit.
Most Ogden packages exit through a blanket portfolio loan or several individual DSCR loans. A single high-value valley property may refinance into a jumbo DSCR loan, while 5 to 8 unit buildings go to 5-8 unit DSCR programs, where maximum LTV varies by program.
Run the exit math at closing using after-repair values and realistic taxes. If the numbers only work at maximum leverage, plan for a larger down payment or a longer stabilization period.
A sale exit works too. Investors sometimes buy a package, keep the strongest homes and sell the rest individually to owner-occupants or other investors. In that case, ask how release amounts will work on the bridge so each sale pays down the loan in a predictable way, and leave room in the timeline for slower months, since Ogden listings tend to move more slowly in winter.
