Ogden investors often build portfolios a house at a time: a bungalow in Central Ogden, a duplex on the east side, a rambler in Roy. By the fifth or sixth property, juggling separate loans, renewals and licenses becomes its own job.
In short: LendingStreet offers blanket portfolio loans that put five or more Ogden-area rentals, each with 1 to 8 units, under one loan with one closing and one payment. The loan qualifies on the portfolio's combined cash flow rather than your personal income, uses portfolio pricing, and includes release provisions so you can sell one property without refinancing the rest. LLC borrowers are standard.
Many Ogden portfolios start in the older grid between downtown and the East Bench, where pre-war bungalows, Victorian homes split into two or three units, and small brick fourplexes are common. Prices there have historically been lower than in Salt Lake County, which is why local and Wasatch Front investors have bought steadily in Central Ogden, East Central and the neighborhoods near Weber State.
A second layer often comes from the suburbs south and west: 1950s to 1970s ramblers and split-levels in Roy, Washington Terrace, Riverdale and South Ogden, many rented to households working at Hill Air Force Base or along the I-15 corridor. North Ogden and Pleasant View add newer homes with higher prices and lower turnover.
A blanket loan can combine all of these, which is useful because the city and suburban properties often have different rent levels and tax bills that balance each other.
With separate loans, every property must clear the DSCR test alone. On a blanket loan, lenders look at total rent against the total payment for the whole package, so a strong suburban rambler can help carry a city duplex that is between tenants or still below market rent.
That does not mean any property can be included. Each one still needs a value, a rent figure and acceptable condition, and properties with major deferred maintenance may need to be fixed or financed with a bridge loan first.
This example is illustrative and not a quote. An investor owns six rentals worth $1,975,000 combined, renting for $12,125 a month in total. Long-term rentals occupied by tenants as primary residences are assumed to keep the Utah residential exemption, so taxes are budgeted at about $955 a month for all six.
A blanket loan at 70% of value is $1,382,500, with estimated principal and interest of about $9,667. With insurance of about $720 a month, the total payment is about $11,341 and portfolio DSCR is about 1.07x.

A release provision lets you sell one property and pay down part of the loan while the rest stays in place. Release prices are usually set above the property's share of the loan, often as a percentage of its allocated amount, and the remaining portfolio still has to meet the DSCR and leverage requirements after the sale.
For example, if the East Central duplex above is allocated $287,000 of the loan, a release at 120% of that would require a paydown of about $344,400. The exact release terms vary by program, so read them before you close, especially if you plan to sell a few properties over the next few years.
Ogden City requires a business license for rental dwellings and has offered reduced fees to owners who complete its Good Landlord program and follow its management practices. Roy, South Ogden and other suburbs have their own business license rules. When you put properties under one loan, keep a simple list of each license, renewal date and inspection requirement.
Utah has no real estate transfer tax, which keeps closing costs on a portfolio refinance lower than in many states, but you will still pay title, recording and lender fees for each property.
Weber County taxes long-term rentals that are a tenant's primary residence on 55% of market value when the owner files the required declaration. Make sure that paperwork is current on each property, because losing the exemption on several homes at once can push a portfolio below its target DSCR.
Older Ogden homes may have original wiring, unreinforced masonry or old sewer laterals, which can affect insurance. A blanket policy that covers every address can be simpler than six separate policies.
A blanket loan suits investors who want one payment, one maturity and the ability to manage the portfolio as a single asset. Separate DSCR loans can make more sense if you plan to sell several properties soon, or if one property is very different in value or condition. Our comparison of blanket loans and individual DSCR loans walks through the trade-offs.
If some of your properties are outside Utah, some programs allow a multi-state portfolio. Investors who live along the Wasatch Front and also own rentals in Idaho or Wyoming sometimes combine them this way, though each state adds its own title and closing steps.
Send a list of addresses, values, rents, current loan balances and your goal: lower payment, cash out, or simply one loan instead of many. The financing team will run portfolio DSCR at a few loan amounts and explain which properties help or hurt the package. Use the form below or call (877) 298-1001.
Five or more investment properties, each with 1 to 8 units. They can be a mix of single-family homes, duplexes and small multi-unit buildings.
Yes. Properties across Weber and Davis counties can be combined, and some programs allow properties in other states too.
Total rent from all properties is compared with the total monthly payment, including principal, interest, taxes, insurance and any HOA dues.
A release provision lets you pay down a set release amount and remove that property from the loan. The remaining properties must still meet the program requirements.
Usually, if the tenant uses the home as a primary residence and the required declaration is on file with Weber County. Confirm with the assessor.
Yes, on some programs. Cash-out goes up to 75% LTV and often lower on larger balances, and the portfolio must still clear the DSCR requirement.
No. Blanket DSCR loans qualify on the properties' rent, not your personal income.
