Large Bridge Loans for Omaha Investors: $1M to $5M+

Some of the largest bridge requests in Omaha are not new purchases at all. They come from long-time owners whose loan on a group of rentals is maturing, who need time to finish repairs and lease up before a permanent refinance.

In short: LendingStreet provides short-term, interest-only residential investor bridge loans from $1M to $5M+ for 1-8 unit properties in the Omaha metro, with rates from 7.99% and closings in as little as 10 days on a complete file. Larger balances usually need a full valuation and are reviewed case by case. In Omaha, large balances usually mean a package of homes, several small buildings or a high-value west Omaha home, with exits by sale or a blanket, individual or jumbo DSCR refinance.

What drives $1M+ bridge requests in Omaha

Typical Omaha rentals are priced well below $1 million, so large balances usually come from several properties together: eight to fifteen homes across Benson, Florence, Ralston and Bellevue, a few brick fourplexes in Midtown, or a six- or eight-unit building near Creighton or UNMC.

Single properties above $1 million are found in west Omaha neighborhoods such as Regency, Loveland and Fairacres, in parts of Elkhorn, and in newer estate areas west of the city. Investors buy these to renovate and sell or to lease to executives and physicians.

When an Omaha investor reaches for a large bridge

A bridge loan is short term and interest-only, used when a permanent loan cannot close in time or the properties are not ready for one.

Worked example: refinancing a maturing portfolio loan

This example is illustrative and not a quote. An investor owns ten rentals across Omaha and Sarpy County worth about $2,600,000 as-is, with a $1,650,000 loan coming due. Two homes are vacant and need work. A bridge loan of $1,750,000 pays off the maturing loan and funds $100,000 of repairs. Estimated interest-only payments are about $15,312 a month.

After repairs and lease-up, the homes are valued at $2,750,000 and rent for $20,000 a month in total. A blanket DSCR refinance at 70% of value is $1,925,000, enough to retire the bridge. Estimated principal and interest is about $13,460; with Nebraska taxes of about $4,354 a month and insurance of about $1,500, the total is about $19,314, for a portfolio DSCR of about 1.04x.

Valuation on large Omaha balances

Larger balances usually need a full valuation of each property. Omaha appraisers compare each home with sales in its own neighborhood, so a Florence bungalow and a Bellevue split-level are valued separately. Midtown buildings with several units may be valued partly on their rents.

High-end west Omaha homes can have few comparable sales, which can lengthen the valuation. Give access early and share any recent improvements. For a portfolio payoff, a current rent roll and copies of leases help the appraiser and the lender confirm income on the occupied homes.

Taxes, the exit and Nebraska costs

Nebraska assesses residential property near full market value, and local levies are high. In the example above, taxes are more than a fifth of the refinance payment. Run your exit using current bills and expected new values, not old assessments, and plan for a documentary stamp tax when deeds transfer on a purchase.

If the exit DSCR is tight, a lower loan amount at refinance, a longer lease-up or selling one or two properties can make the numbers work. Filing a valuation protest when Douglas or Sarpy County notices look high can also help, though the outcome is never certain, so do not count on it in the base case.

Repairs, draws and the building season

Repair funds are usually released through draws after inspections. Exterior work such as roofs, siding and concrete is easiest from spring through fall; winter can delay it. Older Omaha homes often need sewer line repairs, electrical updates and new furnaces, so build those into the budget.

Hail can damage roofs during the bridge term. Make sure insurance is in place from closing and coordinate any claims with planned repairs.

Experience, reserves and management

For multi-million dollar bridge loans, lenders look at your experience with similar properties, your reserves for carrying interest during repairs, and who will manage leasing. Bring a schedule of properties you own or have sold and the name of your property manager if you use one.

Omaha requires rental registration and has a rental inspection program, so have registration in order across the portfolio. Open code violations on any property can slow both the bridge and the later refinance.

Choosing the right exit

Most Omaha packages exit into a blanket portfolio DSCR loan, or into individual DSCR loans if you plan to sell some properties. Midtown buildings with 5 to 8 units go to 5-8 unit DSCR programs, where maximum LTV varies by program. A single high-value west Omaha home may move into a jumbo DSCR loan, or be sold after renovation.

Decide the exit before closing and size the bridge so the exit covers the payoff. If a sale is part of the plan, ask how release amounts will work so each sale pays down the bridge predictably, and leave extra time for winter, when fewer buyers are looking.

Common questions

Can I use a bridge loan to pay off a maturing loan on my Omaha rentals?

Yes. That is one of the most common uses, giving you time to finish repairs and lease-up before a permanent refinance.

What rates do large bridge loans start at?

Rates start from 7.99%. Larger balances are priced case by case based on leverage, experience and the exit.

How fast can a large Omaha bridge close?

In as little as 10 days on a complete file. Multi-property packages that need several valuations usually take longer.

Is an appraisal required?

Larger balances usually need a full valuation of each property.

Do Nebraska taxes affect the exit?

Yes. Taxes are part of the refinance payment used for DSCR, and in Omaha they are high relative to values, which can limit the refinance amount.

Can I buy a single high-value home in west Omaha with a large bridge loan?

Yes, if it is a non-owner-occupied investment property. Expect a detailed appraisal, since comparable sales at the top of the market can be limited, and plan the exit before closing.

Can repairs be financed?

On some programs. Repair funds are usually released in draws after inspections.

What exits are available?

A sale, a blanket portfolio DSCR loan, individual DSCR loans, a 5-8 unit DSCR loan or a jumbo DSCR loan for a single high-value property.
