Anchorage is the gateway for most Alaska visitors. From May through September, cruise passengers, anglers and travelers heading to Denali or the Kenai fill rentals across the city. In winter, the guests change: skiers in Girdwood, aurora visitors, Fur Rondy and Iditarod crowds, and workers on rotation.
In short: LendingStreet finances Anchorage-area short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. The Municipality of Anchorage taxes and registers short-term rentals rather than banning them outright, but HOA covenants, condo rules and any local changes still decide whether a specific property can be rented by the night.
The Municipality of Anchorage, which also covers Eagle River, Chugiak and Girdwood, applies its room tax to short-term rentals and expects operators to register and remit. Rules for short-term rentals have been discussed by the Assembly, especially in Girdwood, where housing for local workers is tight. Confirm the current code for your address and keep an eye on proposals that could change it.
Many Anchorage condo associations and planned subdivisions limit rentals under 30 days. Read the covenants before you buy, because a condo that cannot be rented nightly will be underwritten on a long-term lease instead.
Location relative to guest plans matters more than size. Popular areas include:
Daylight drives the Anchorage calendar. Near-constant summer light brings visitors for fishing, hiking, glacier cruises and Denali trips, while short winter days shift demand toward skiing, aurora viewing and events.
Most Anchorage STR revenue is earned between late May and mid-September, when the cruise season, fishing, the long days and Denali traffic bring visitors. Many hosts earn more in those four months than in the rest of the year combined.
Winter is slower but not empty. Girdwood ski weekends, Fur Rondy and the Iditarod ceremonial start in late winter, aurora tours and holiday visits all help. Mid-term stays fill gaps: traveling nurses at Providence and the Alaska Native Medical Center, military families waiting for housing at Joint Base Elmendorf-Richardson and workers rotating to the North Slope.
On some programs, a purchase can qualify on a third-party projection of short-term revenue instead of a 12-month lease. Because the season is so concentrated, lenders look at annual revenue and how realistic the winter months are. A projection that assumes July rates in January will not hold up.
Use comps that match the property: a Girdwood chalet with other Girdwood chalets, a Midtown house with other in-town rentals. If the projection comes in low, our guide to low AirDNA projections covers structures that can still work.
This example is illustrative and not a quote. An investor buys a three-bedroom Midtown Anchorage home for $450,000. A third-party projection estimates $57,600 in annual revenue, about $4,800 a month on average, with most of it earned in summer.
At 75% LTV the loan is $337,500. Estimated principal and interest is about $2,360. Property taxes are budgeted at $495 a month and STR insurance at $170, for a total payment of about $3,025. On the full projection, DSCR is about 1.59x. If revenue came in 20% lower, DSCR would be about 1.27x.
| Item | Full projection | Projection less 20% |
|---|---|---|
| Purchase price | $450,000 | $450,000 |
| Loan at 75% LTV | $337,500 | $337,500 |
| Estimated principal and interest | $2,360 | $2,360 |
| Taxes and insurance | $665 | $665 |
| Total monthly payment | $3,025 | $3,025 |
| Monthly revenue used | $4,800 | $3,840 |
| DSCR | 1.59x | 1.27x |
Alaska has no state income tax or state sales tax, and Anchorage has no general sales tax, but property taxes are set annually by the municipality and apply to full assessed value. Room tax applies to nightly stays. There is no real estate transfer tax.
Alaska is a non-disclosure state, so sale prices are not public record. Appraisers rely on MLS data and their own research, which makes good comps and a clear description of the property especially useful.
Owning an STR in Anchorage is closer to running a small lodge than a typical rental.
Southcentral Alaska is seismically active, as the 2018 earthquake showed. Earthquake coverage is usually a separate policy or endorsement, so decide whether you want it and include the cost. Winter operations matter too: snow removal, ice management on walkways, heating a vacant home and protecting pipes between guests.
If you already run an Anchorage or Girdwood rental with a booking history, a DSCR refinance can use actual revenue on some programs. Cash-out goes up to 75% LTV, and seasoning varies by program. See our STR refinance guide and the Alaska short-term rental page.

Generally yes, with room tax registration through the municipality, but HOA covenants and condo rules may prohibit them. Check current municipal code and the property's documents before you buy.
Girdwood is part of the Municipality of Anchorage, but local housing concerns have led to discussion of more limits there. Confirm the current rules for your specific property.
They look at annual revenue. Show a realistic month-by-month projection, including slower winter months and any mid-term stays you expect.
They can support revenue, depending on the program. Stays of 30 days or longer may also fall under different HOA rules than nightly rentals.
No. Alaska does not charge a real estate transfer tax, though title and recording costs still apply. Furnishing, setup and reserves for the slower winter months are usually bigger cash items on an STR purchase than closing costs.
It is often optional, but many owners carry it after the 2018 earthquake. If you do, include the cost in your budget, since the payment used in DSCR includes insurance.
No. The loan qualifies on the property's revenue and DSCR, with a 620 minimum credit score and LLC borrowers standard.
No. Our investor loans are business-purpose loans on non-owner-occupied property, so it must operate as a rental, not as a personal getaway.
