Short-Term Rental Loans for Asheville and the Western North Carolina Mountains

Asheville is one of the strongest vacation rental markets in the Southeast and also one of the most restrictive. Inside city limits, a whole home in a residential neighborhood generally cannot be rented by the night, so most investor STRs in the region sit in surrounding counties and mountain towns.

In short: LendingStreet finances Western North Carolina short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. The City of Asheville prohibits whole-home short-term rentals in its residential zoning districts, so investors usually buy where local zoning allows them: certain city districts, unincorporated areas where permitted, and towns in Haywood, Henderson, Madison and Transylvania counties.

Asheville city rules, stated plainly

The City of Asheville does not allow whole-house short-term vacation rentals in its residential zoning districts, and it enforces the rule with fines. Short-term rentals are permitted only in certain non-residential and resort-type districts, and the city's "homestay" permit is for rooms in a home the owner lives in, which is not something our investor loans finance.

That means a West Asheville bungalow or a Montford Victorian in a residential district will usually need to be underwritten on a long-term lease, not on nightly revenue. Before you buy anything inside city limits for nightly use, confirm the zoning district and get the answer from the city in writing.

Where investors buy STRs around Asheville

Rules outside the city vary by county and town, and several have tightened them in recent years. Buncombe County has limited where new short-term rentals can operate in parts of its unincorporated area, so check the parcel's zoning. Common search areas include:

Hurricane Helene and what it changed

Hurricane Helene in late September 2024 caused catastrophic flooding across the region, including the River Arts District, Biltmore Village, Swannanoa, Chimney Rock and Lake Lure. Tourism dropped sharply and has been rebuilding since, and some roads, trails and attractions took a long time to reopen.

For STR buyers, that history matters in three ways: flood zones and repair history affect insurance, projections built on pre-storm data may not reflect current demand in a given area, and some towns are still adjusting their rules as housing needs shift. Ask for the property's storm history and current flood determination.

Seasonality in the mountains

Weather and access shape mountain rentals as much as the calendar does. Homes with steep gravel driveways can be hard to reach after snow or ice, and guests notice.

October fall color is the region's biggest month, followed by summer, when visitors come for the Parkway, rivers, breweries and cooler weather. Holidays at the Biltmore Estate keep November and December active. January through early March is the slowest stretch, though ski areas and winter getaways help some properties.

A good projection shows each month, not just an annual figure, and accounts for the winter dip.

Qualifying on projected revenue

On some programs, a purchase can qualify on a third-party projection of short-term revenue instead of a long-term lease. The comps must match the property and the location: a Maggie Valley cabin with other cabins in that area, not with a downtown Asheville condo. If the projection comes in low, our guide to low AirDNA projections explains options such as more down payment.

Worked example: a three-bedroom near Waynesville

This example is illustrative and not a quote. An investor buys a three-bedroom mountain home in Haywood County near Waynesville for $485,000, in an area where local rules allow short-term rentals. A third-party projection estimates $62,400 in annual revenue, about $5,200 a month.

At 75% LTV the loan is $363,750. Estimated principal and interest is about $2,543. Property taxes are budgeted at $245 a month and STR insurance at $235, for a total payment of about $3,023. On the full projection, DSCR is about 1.72x; at 20% less revenue, about 1.38x.

North Carolina taxes and mountain property issues

Nightly stays are subject to North Carolina sales tax and a county room occupancy tax; platforms collect some of it, but confirm what you must remit. On the purchase, North Carolina's excise tax on the deed is $1 per $500 of price, customarily paid by the seller. Counties reappraise on multi-year cycles, and a new value can change the tax bill sharply.

Mountain homes bring their own items: steep driveways that need winter access, wells and septic systems, landslide and flood history, and higher insurance costs after Helene.

Refinance and next steps

If you already own a permitted rental with booking history, a DSCR refinance can use actual revenue on some programs. Cash-out goes up to 75% LTV, and seasoning varies by program. See our STR refinance guide and the North Carolina short-term rental page.

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, zoning confirmation and projection through the form below or call (877) 298-1001.

Common questions

Can I run a whole-home Airbnb in Asheville?

Generally not in the city's residential zoning districts, where whole-home short-term rentals are prohibited. They are allowed only in certain other districts, so confirm the zoning before you buy.

What is an Asheville homestay, and can you finance one?

A homestay is a room rental inside a home the owner lives in. Our investor loans are business-purpose loans on non-owner-occupied property, so we do not finance homestays.

Where can investors run STRs near Asheville?

Common choices are towns and rural areas in Haywood, Henderson, Madison and Transylvania counties, and parts of unincorporated Buncombe where zoning allows. Each has its own rules.

How did Hurricane Helene affect STR lending?

Insurance, flood zones and repair history now get more attention, and demand data from before the storm may not match current conditions in every area.

What month matters most?

October fall color is usually the strongest, but the loan must work on annual revenue, including the slow winter months.

Do you use projected revenue for a purchase?

On some programs, yes, often from a third-party projection. Refinances can use actual history on some programs.

Do I need tax returns?

No. The loan qualifies on the property's revenue and DSCR, with a 620 minimum credit score and LLC borrowers standard.

Can I use the cabin myself part of the year?

No. The home must operate as a business-purpose rental, not as a second home for your own use.
