Atlanta has steady nightly-rental demand from conventions, Hartsfield-Jackson travelers, film crews, college events and stadium weekends. The harder question is not demand. It is whether the city, county or HOA where you are buying lets an investor run the property as a short-term rental at all.
In short: LendingStreet finances Atlanta-area short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Inside the City of Atlanta, a short-term rental license is required and the city's rules limit how many units one operator can run, so many investors look at suburbs with clearer rules, Lake Lanier and the North Georgia mountains.
The City of Atlanta adopted a short-term rental ordinance that requires a license for each rental and limits a single operator to a small number of units, generally their primary residence plus one additional property. Enforcement was phased in after years of delays, so confirm the current status and fees with the city's licensing office before you count on nightly income.
For an investor who already has a second unit licensed, buying another STR inside city limits may not work. That pushes many Atlanta buyers toward medium-term furnished rentals of 30 days or more, which serve traveling nurses, film and TV crews and corporate relocations, or toward STRs outside the city.
Each county and city in the metro writes its own rules. DeKalb, Cobb, Gwinnett and unincorporated Fulton have their own permit, zoning and registration approaches, and cities such as Decatur, Marietta, Sandy Springs and Brookhaven set rules separately. Many subdivisions in the suburbs also have HOA covenants that bar rentals under 30 days.
Outside the metro core, investors often buy around Lake Lanier in Hall and Forsyth counties, Lake Oconee and Lake Sinclair to the east, and the North Georgia mountain towns of Blue Ridge, Ellijay, Helen and Dahlonega. These markets have their own county permits and occupancy taxes, and the state STR page covers more of them.
| Area | What drives bookings | What to check first |
|---|---|---|
| City of Atlanta | Conventions, airport, stadiums, film work | STR license and the per-operator unit limit |
| Inner suburbs (Decatur, Marietta, Brookhaven) | Visiting families, Emory and hospital stays | City permit rules and HOA covenants |
| Lake Lanier | Summer lake weekends, boating | County permit, dock rights, flood zone |
| North Georgia mountains | Fall leaf season, cabin getaways | County STR permit, road access, septic size |
Short-term stays in Georgia are subject to state sales tax, local hotel-motel excise tax and Georgia's per-night fee on lodging. Some booking platforms collect part of this for you, but not always all of it, and the operator is still responsible for registering. Ask your accountant which taxes the platform remits and which you file yourself.
On the property tax side, investors in Fulton, DeKalb, Cobb and Gwinnett pay without a homestead exemption, so the bill after you buy can be noticeably higher than the seller's. Budget the full figure in your DSCR math.
On some programs, an Atlanta-area STR can qualify on a third-party revenue projection for the property rather than a 12-month lease. Underwriters compare the projection with similar listings nearby and may use a reduced figure. If the projection comes in low, see our guide to low projections at /str-loan-low-airdna-projection.html.
A property that already has a booking history can use that history on some refinance programs, which helps owners who bought with a bridge loan or cash and now want long-term financing.
This example is illustrative and not a quote. An investor buys a three-bedroom home near Lake Lanier for $525,000. The revenue projection supports about $57,600 a year, or $4,800 a month. Taxes are budgeted at $450 a month and an STR insurance policy at $210.
At 75% LTV the loan is $393,750. Estimated principal and interest on a 30-year term is about $2,686, for a total payment of about $3,346. DSCR on the projected revenue is about 1.43x. If the underwriter trims revenue by 15% to $4,080, DSCR is still about 1.22x, above the 1.0x standard minimum.
| Item | Projected revenue | Revenue reduced 15% |
|---|---|---|
| Loan amount | $393,750 | $393,750 |
| Estimated principal and interest | $2,686 | $2,686 |
| Taxes and insurance | $660 | $660 |
| Total monthly payment | $3,346 | $3,346 |
| Qualifying monthly revenue | $4,800 | $4,080 |
| DSCR | 1.43x | 1.22x |
Atlanta's calendar is busy: large conventions downtown, college football and SEC weekends, concerts, and film production that keeps crews in town for weeks. The metro's slow stretches are shorter than in pure vacation markets, but the lake and mountain areas swing more with summer and fall.
Budget for cleaning, supplies, platform fees and furnishing. Those costs are not in the DSCR ratio, but they decide whether the property actually pays you.
Big events can distort a projection. A revenue estimate built around a few sold-out weekends for concerts or championship games may not hold in a normal year, so ask how the projection treats event nights and compare it with booking data from a full twelve months.
Run the legal check before the numbers. A strong projection does not help if the property cannot be licensed.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, expected revenue and permit status, and the team will size the loan on the projection and on a long-term rent fallback so you can see both. Possibly, but the city requires an STR license and limits how many units one operator can hold. If you already operate your limit, look at suburbs or lake and mountain markets with their own rules.
Not on every program. Some programs qualify on a third-party revenue projection for the property instead of a 12-month lease.
State sales tax, local hotel-motel tax and a per-night state fee generally apply. Check which ones your booking platform collects.
Many lake homes qualify, but confirm the county permit, the flood zone and dock rights before you buy.
Yes. Our STR refinance programs can use booking history or a projection, and cash-out goes up to 75% LTV.
The program minimum is 620. Stronger credit and lower leverage can widen your options.
Yes, usually. Standard landlord policies often exclude nightly rentals, so lenders look for a policy written for short-term rental use with adequate liability coverage.
Yes. Rentals of 30 days or more can be underwritten as rentals, which can avoid nightly-rental rules in some areas.
