Austin draws visitors all year: South by Southwest in March, Formula 1 and Austin City Limits in the fall, University of Texas football, a steady stream of business travel and bachelorette weekends on Rainey Street. Inside the city, though, the licensing rules for investor-owned short-term rentals are some of the most involved in Texas.
In short: LendingStreet finances Austin-area short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. The City of Austin licenses STRs by type and has long limited new licenses for non-owner-occupied homes in residential areas, so many investors buy around Lake Travis, in Hill Country towns or in suburbs with clearer rules.
Austin has issued STR licenses by type for years. Type 1 covers owner-occupied homes. Type 2 covers non-owner-occupied single-family and duplex homes, and the city has long stopped issuing new Type 2 licenses in residential zoning, though an earlier plan to phase out existing Type 2 rentals was struck down in court. Type 3 covers units in multifamily and commercial buildings, with density limits. The city revised its STR rules recently, including how platforms list properties, so confirm the current rules and license status for any address before you buy.
For an investor, the practical meaning is simple: a single-family home in a central Austin neighborhood usually cannot be bought and licensed as a new non-owner-occupied nightly rental. An existing license does not automatically transfer with a sale, so do not assume a seller's STR status comes with the house.
Unincorporated Travis County and many nearby cities and counties have different, often lighter, rules. That is why lake and Hill Country markets carry so much of the region's investor STR activity. Each still has its own permit, HOA and tax rules.
| Area | Guest draw | What to check |
|---|---|---|
| Lake Travis (Lago Vista, Jonestown, Spicewood, Volente) | Lake weekends, groups | City vs county rules, HOA, septic, shoreline |
| Dripping Springs and Wimberley | Weddings, wineries, swimming holes | City or Hays County rules, well and septic |
| Fredericksburg and Gillespie County | Wine country, Main Street | City STR permits and caps, county rules |
| Canyon Lake and New Braunfels | River tubing, lake, Gruene | City permits, river-area rules |
| Round Rock, Georgetown, Pflugerville | Family visits, business travel | City registration, HOA leasing limits |
Texas has no state income tax, and local governments rely heavily on property taxes. A home can be taxed by the county, city, school district, community college district, emergency services district and, in some subdivisions, a municipal utility district. Investors do not get homestead exemptions, so the bill after purchase reflects full appraised value.
In the example below, taxes alone are over a third of the non-loan payment. Look up the full list of taxing units on the Travis Central Appraisal District, Williamson Central Appraisal District or Hays Central Appraisal District record.
This example is illustrative and not a quote. An investor buys a four-bedroom home in the Lake Travis area, in a location where nightly rentals are allowed, for $650,000. The revenue projection supports about $84,000 a year, or $7,000 a month. Taxes are budgeted at $1,140 a month with no homestead exemption, and STR insurance at $320.
At 75% LTV the loan is $487,500. Estimated principal and interest on a 30-year term is about $3,326, for a total payment of about $4,786. DSCR on the projection is about 1.46x. If the underwriter cuts revenue by 20% to $5,600, DSCR is about 1.17x, still above 1.0x.
| Item | Projected revenue | Revenue reduced 20% |
|---|---|---|
| Loan amount | $487,500 | $487,500 |
| Estimated principal and interest | $3,326 | $3,326 |
| Taxes and insurance | $1,460 | $1,460 |
| Total monthly payment | $4,786 | $4,786 |
| Qualifying monthly revenue | $7,000 | $5,600 |
| DSCR | 1.46x | 1.17x |
Austin's biggest weeks, such as SXSW, Formula 1 at Circuit of the Americas, ACL Fest and home football games, can bring rates far above normal. Lake areas are busiest from spring through early fall, and Hill Country towns peak with wildflower season, harvest season and the holidays.
A projection that leans on a few event weeks may get trimmed. Ask for a month-by-month breakdown and make sure the loan works on an ordinary month. Supply of STRs in the region has grown a lot, so compare the projection with nearby active listings, not just top performers.
Lake levels also matter on Lake Travis. In drought years, docks can sit far from the water, which hurts bookings for lakefront homes. Ask about the dock's usable depth at lower lake levels.
Texas charges a state hotel occupancy tax on stays under 30 days, and many cities and some counties add a local hotel occupancy tax. Some booking platforms collect state tax and some local taxes, but not always all of them. Register with the local taxing authority where required and confirm what your platform remits.
Inside the City of Austin, operating without the right license can lead to fines, so treat the license as part of your due diligence, not something to sort out after closing.
On some programs, the loan can qualify on a third-party revenue projection rather than a lease. If the projection comes in low, see /str-loan-low-airdna-projection.html. Owners with a year of booking history can use it on some refinance programs, which helps investors who bought with cash or a bridge loan.
Lake and Hill Country homes are often on wells and septic systems. Septic capacity can limit the number of bedrooms you can advertise, which affects both the projection and the appraisal.

Usually not as a new non-owner-occupied rental in residential zoning, because the city has long stopped issuing new licenses of that type. Check current rules for the address.
Do not count on it. Confirm with the city whether any license or registration can continue under new ownership.
Lake Travis, Dripping Springs, Wimberley, Canyon Lake, New Braunfels and Fredericksburg are common, each with its own rules.
Usually property taxes. Investors pay without homestead exemptions, and the combined rate can be high.
On some programs, yes, using a third-party revenue projection.
The program minimum is 620.
