Short-Term Rental Loans for Birmingham Investors

Birmingham short-term rentals run on a mix of medical visitors to UAB, football and big events, and weekend trips to the city's food and brewery neighborhoods. An hour or so away, Lake Martin, Smith Lake and Logan Martin Lake run on summer.

In short: LendingStreet finances Birmingham-area short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000, purchases go up to 80% LTV and the minimum credit score is 620. Rules vary sharply by city in Jefferson and Shelby counties, and several over-the-mountain suburbs limit short stays in residential areas, so confirm the rules for the address first.

City and suburban rules come first

The Birmingham metro is made up of dozens of separate cities, each with its own zoning and business license rules. Inside the City of Birmingham, short-term rentals have been the subject of council debate and new rules in recent years, so confirm the current zoning, registration and business license requirements with the city before you buy.

Several over-the-mountain suburbs have limited or prohibited rentals under 30 days in residential zones, and many HOAs in Hoover, Shelby County and other suburbs set minimum lease terms. A house just across a city line can have a completely different answer, so check the specific municipality, not just the ZIP code.

What drives Birmingham bookings

UAB's hospital and Children's of Alabama draw patients and families from across the Southeast for stays that can run from a few nights to several weeks. Homes in Southside, Highland Park, Glen Iris and Forest Park are close enough to the medical district to appeal to them.

Events add spikes: UAB football at Protective Stadium, the Magic City Classic at Legion Field in the fall, the IndyCar race at Barber Motorsports Park in spring, and concerts and conventions downtown. Avondale, Lakeview and Crestwood draw weekend visitors for restaurants and breweries.

City rental or lake house?

Many Birmingham investors compare an in-town STR with a lake property. The economics differ: city homes cost less and earn year-round from medical and event demand, while lake homes cost more and earn most of their revenue from Memorial Day to Labor Day.

The example below shows both, using a third-party revenue projection for each. Lake properties also carry their own rules from Alabama Power shoreline permits, county zoning and any lake association.

Worked example explained

This example is illustrative and not a quote. The in-town house is a three-bedroom near the medical district bought for $235,000 where the city allows a short-term rental. Taxes are budgeted at $270 a month and insurance at $170, and a third-party projection supports $2,450 a month in average revenue, giving a DSCR of about 1.47x.

The Lake Martin cabin costs $520,000, with taxes of $310 and insurance of $240. Its projection averages $4,100 a month over the year, but most of that comes in summer. DSCR is about 1.25x. Both clear the 1.0x standard minimum, but the lake property has less cushion in a cool, rainy summer.

Alabama property tax on a rental

Alabama property taxes are low compared with many states, but rentals are taxed differently from owner-occupied homes. Owner-occupied homes are assessed at a 10% assessment ratio, while most rental property falls in a class assessed at a 20% assessment ratio, so an investor's bill can be roughly double what an owner-occupant paid on the same house.

Use the full rental-class figure in your DSCR math, and confirm the classification with the Jefferson County Tax Assessor, which operates Birmingham and Bessemer divisions, or the Shelby County assessor. Lake properties fall under Tallapoosa, Coosa, Winston, Cullman, Walker or St. Clair counties, depending on the lake.

Lodging taxes and licenses

Short stays in Alabama are subject to the state lodgings tax plus local lodging taxes set by counties and cities, and some lake-area counties have different state rates. Register with the Alabama Department of Revenue and any local taxing authority before your first guest.

Most cities also require a business license for rental activity. Platforms may collect some taxes on your behalf, but you are still responsible for confirming every tax that applies.

Lake properties add another layer. Counties around Lake Martin, Smith Lake and Logan Martin set their own lodging taxes and rules, and some lake communities have associations with rental policies of their own.

Insurance, storms and older homes

Central Alabama sees severe spring storms and tornadoes, and insurers price wind risk accordingly. Older Birmingham homes with original wiring, cast-iron plumbing or older roofs can be harder to insure. Get a quote that covers short-term rental use, since many standard landlord policies exclude it.

Lake homes need a look at flood zones, docks and boathouses, which may need separate coverage. Steep lots common around Birmingham's ridges can also bring drainage and foundation questions worth an inspection.

Getting a Birmingham STR quote

Send the address, the city it sits in, price, a third-party revenue projection and any permit or license status. LendingStreet will run the ratio using the rental-class tax figure and a realistic insurance quote and tell you whether the property fits an STR program or a standard DSCR loan on a long-term lease.

Our investor loans are business-purpose loans on non-owner-occupied property. Call (877) 298-1001 or use the form below to get a quote.

Common questions

Are short-term rentals legal in Birmingham?

It depends on the city, zoning and current rules. The City of Birmingham, each suburb and many HOAs set their own requirements, so check the specific municipality for the address.

Do the over-the-mountain suburbs allow Airbnb?

Several have limited or prohibited stays under 30 days in residential zones. Confirm with the city before you buy.

Why is my tax bill higher than the seller's?

Alabama assesses owner-occupied homes at a 10% assessment ratio and most rentals at 20%. When an investor buys, the rental class usually applies.

Can I finance a lake house on Lake Martin or Smith Lake?

Yes, if it is a rental you do not occupy and local rules allow short stays. Qualifying can use projected revenue on some programs.

What taxes apply to nightly stays?

Alabama state lodgings tax plus local lodging taxes. Register with the Alabama Department of Revenue and local authorities.

Can I qualify on a projection instead of a lease?

On some programs, yes. If the projection comes in low, see our guidance on low projections or consider a long-term lease.

Will you finance a property I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the home or units must be rented to others.
