Bridgeport is better known for two- and three-family rentals than for vacation stays. Most Bridgeport-area STR investors look a few miles in either direction, to beach neighborhoods in Milford and Stratford, to Fairfield's shoreline, or north to Candlewood Lake.
In short: LendingStreet finances short-term rentals in the Bridgeport area with DSCR loans that can qualify on projected nightly revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Whether a property works depends on the town: Connecticut lets municipalities regulate STRs, and rules in Bridgeport and nearby shoreline and lake towns differ. Confirm local zoning and registration before you buy, and expect flood insurance on many beach properties.
Bridgeport has steady short-stay demand from a few sources: concerts at the Hartford HealthCare Amphitheater and events at Total Mortgage Arena, visitors to the University of Bridgeport, Sacred Heart and Fairfield University, the Port Jefferson ferry, and business travelers who want a cheaper base than Stamford or Greenwich. It is real demand, but it is uneven, and nightly rates are well below shoreline vacation markets.
Before buying a Bridgeport property to rent nightly, call the city's zoning office and ask how short-term rentals are classified in your zone and whether registration or a permit is required. Ask the same of any condo association. If the rules are unclear or the numbers depend on concert weekends, a long-term or mid-term lease may be the safer plan, and we can finance it as a standard DSCR rental.
Connecticut leaves STR rules to cities and towns, so each market below has its own approach. Several Fairfield County towns have debated or adopted registration requirements or limits, and rules change. Treat this list as a place to start your research, not a statement of what is allowed.
| Market | Peak demand | Watch for |
|---|---|---|
| Bridgeport | Concerts, events, colleges | City zoning and registration, uneven demand |
| Milford and Stratford beaches | June through August | Flood zones, town rules, small lots |
| Fairfield shoreline | Summer, college events | High prices, town rules |
| Candlewood Lake | Summer weekends | Lake access rights, septic, town rules |
Connecticut's room occupancy tax applies to many short-term stays, and booking platforms collect and remit it on many bookings. If you take direct bookings, you may need to register with the Connecticut Department of Revenue Services and file returns yourself. Ask a Connecticut tax professional how this applies to your listing.
Towns can add their own registration, inspection or permit rules. Keep every registration and permit in your loan file. Lenders that use projected revenue want to see the property can legally operate as a nightly rental.
This example is illustrative and not a quote. An investor buys a three-bedroom cottage a short walk from a Milford beach for $575,000. A third-party projection estimates $62,000 a year in gross nightly revenue, about $5,167 a month averaged over the year. Taxes are budgeted at $520 a month, and insurance, including flood coverage because the cottage sits in a mapped flood zone, at $420.
At 75% LTV the loan is $431,250. Estimated principal and interest on a 30-year term is about $2,971, the total payment is about $3,911 and DSCR on the full projection is about 1.32x. If a program discounted the projection by 20%, income would be about $4,133 and DSCR about 1.06x.
| Item | Full projection | Projection less 20% |
|---|---|---|
| Purchase price | $575,000 | $575,000 |
| Loan at 75% LTV | $431,250 | $431,250 |
| Monthly revenue used | $5,167 | $4,133 |
| Estimated principal and interest | $2,971 | $2,971 |
| Taxes and insurance with flood | $940 | $940 |
| Total monthly payment | $3,911 | $3,911 |
| DSCR | About 1.32x | About 1.06x |
Long Island Sound storms have hit this stretch of coast hard, and many beach cottages in Milford, Stratford, Fairfield and Bridgeport's Black Rock sit in mapped flood zones. Where flood insurance is required, it is part of the payment and lowers your ratio. Some older cottages were raised after past storms; others were not, and the premium difference can be large.
Get the flood zone determination and an insurance quote before your inspection period ends. Ask the seller for an elevation certificate if one exists. Coastal homes also face wind exposure from nor'easters, and some insurers set separate wind deductibles near the water.
On some programs, a third-party revenue projection can stand in for a lease. Comparable listings should be close by and similar: a Milford cottage two blocks from the beach should not be compared with a waterfront home in Fairfield. Some programs discount projections or require a stronger ratio when revenue is projected rather than proven.
Shoreline Connecticut has a short peak season. A cottage may earn most of its income from mid-June to Labor Day, with some fall and spring weekends. Lenders look at revenue across the full year, so reserves for the winter months matter.
Lake properties bring different questions. Confirm whether a home has deeded lake rights or only association access, since that changes revenue. Many lake homes rely on septic systems and wells, which should be inspected. Winter demand is thin, so a lake home's annual revenue is concentrated in summer weekends and holidays.
Litchfield Hills homes have a longer season, with fall foliage, holiday weekends and winter visitors from New York. Older farmhouses there can need updates to heating and electrical systems, and rural comparables can be far apart, which can slow the appraisal.
DSCR loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, often lower on STRs, and cash-out goes up to 75% LTV with seasoning that varies by program. The minimum credit score is 620. Send the address, town registration details, any booking history and a revenue projection through the form below, or call (877) 298-1001.
It depends on current city zoning and any registration rules, plus condo or association rules. Confirm with Bridgeport's zoning office before you buy.
