Short-Term Rental Loans for Camden and South Jersey Investors

Camden sits across the Delaware from Center City Philadelphia, with the waterfront aquarium, a concert pavilion and a major hospital campus. Yet most South Jersey short-term rental money does not go into Camden. It goes an hour east, to the Jersey Shore.

In short: LendingStreet finances short-term rentals for Camden-area investors with DSCR loans that can qualify on projected nightly revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Nightly demand inside Camden is limited and tied to events and hospital stays, so most of our South Jersey STR loans are on shore properties in towns such as Wildwood, Ocean City, Sea Isle City and Brigantine. Every New Jersey town sets its own rental rules, so confirm registration and minimum-stay requirements before you buy.

STR demand in Camden itself

Camden has some short-stay demand: concerts at the Freedom Mortgage Pavilion, visitors to Adventure Aquarium and the waterfront, families of patients at Cooper University Hospital, and visitors to Rutgers-Camden and Rowan's medical school. Companies that have moved offices to the waterfront also bring business travelers. But nightly rates are modest, Philadelphia hotels are a short PATCO ride away, and demand is uneven across the week.

Before buying in Camden to rent nightly, ask the city's zoning and code offices how short-term rentals are treated and what registration or inspection applies. In most cases, a long-term lease or a 30-day-plus furnished rental to hospital staff is the steadier plan, and we can finance it as a standard DSCR rental.

South Jersey suburbs near Philadelphia

Collingswood, Haddonfield, Haddon Township and Cherry Hill draw visitors with walkable downtowns, PATCO access to Philadelphia and proximity to hospitals. Some towns have adopted rules on short-term rentals and others are debating them, and many suburban neighborhoods have little tolerance for party houses. Check each town's ordinance and talk to the zoning office before counting on nightly income.

Mid-term furnished rentals of 30 days or more, to traveling nurses, medical residents and families relocating to the area, can be a better fit in these towns.

Jersey Shore markets Camden investors buy

The shore is where South Jersey's STR market is deepest. Each town sets its own rules on rental registration, mercantile licenses, inspections, occupancy and minimum stays, and some limit very short stays during summer.

New Jersey taxes on short-term rentals

New Jersey applies state sales tax and a state occupancy fee to most short-term rentals, and many shore municipalities add a local occupancy tax. Booking platforms collect tax on many stays, but if you rent directly or through a local agency, you may be responsible for collecting and filing yourself. Ask a New Jersey tax professional how these rules apply.

Property taxes are also high in New Jersey. Shore towns often have lower tax rates than Camden County suburbs, but high values mean real bills. Use the current tax bill in your DSCR calculation.

Worked example: a Wildwood condo

This example is illustrative and not a quote. An investor buys a three-bedroom condo, half of a modern duplex a few blocks from the Wildwood boardwalk, for $650,000. A third-party projection estimates $70,000 a year in gross rental revenue, about $5,833 a month averaged across the year. Taxes are budgeted at $650 a month, insurance including flood at $350 and condo fees at $150.

At 75% LTV the loan is $487,500. Estimated principal and interest on a 30-year term is about $3,359, the total payment is about $4,509 and DSCR on the full projection is about 1.29x. If a program discounted the projection by 20%, income would be about $4,667 and DSCR about 1.04x.

The short summer season

Shore revenue is concentrated between Memorial Day and Labor Day, with the strongest weeks in July and August. Some towns fill on weekly rentals booked months in advance, while shoulder months depend on weekends and events. Lenders that use projected revenue spread annual income across 12 months, so your winter reserves matter.

Many shore owners also use local rental agencies that handle weekly bookings and town registration. Agency commissions come out of your cash flow, not the DSCR calculation, but build them into your plan.

Flood, wind and older shore housing

Barrier island properties sit in mapped flood zones, and flood insurance is generally required with a mortgage. Elevation makes a large difference in premiums, and many older homes were raised or replaced after major storms. Ask for an elevation certificate, check whether the building meets current elevation standards, and get the flood and wind quotes before your inspection period ends.

Condo duplexes, common in the Wildwoods, may share a master policy or have separate policies for each unit. Confirm what the association covers.

Projected revenue, refinancing and next steps

On some programs, a third-party projection can qualify an STR instead of a lease, and some programs discount it. For shore properties with weekly rental history, 12 months of agency or platform statements are the strongest support for a refinance. Cash-out goes up to 75% LTV, with seasoning that varies by program.

DSCR loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, often lower on STRs, and the minimum credit score is 620. Send the address, town registration details, rental history and a projection through the form below, or call (877) 298-1001.
