Cedar Rapids Short-Term Rental Loans for Airbnb and VRBO Hosts

Cedar Rapids is not a vacation town, and that is exactly why some investors like it for nightly rentals: the demand comes from business travel, hospitals, college visits and Hawkeye football weekends half an hour south.

In short: LendingStreet finances short-term rentals in Cedar Rapids and the surrounding Corridor with DSCR loans that qualify on the property's income, and on some programs on projected nightly revenue instead of a lease. Loans start at $150,000, purchases go up to 80% LTV, the minimum credit score is 620 and LLC borrowers are standard. Before relying on short-term income, check City of Cedar Rapids rental permit and zoning rules, flood-zone status and Iowa hotel and motel tax registration.

Who books nightly stays in Cedar Rapids

The guests are a mix of people with a reason to be in town for a few nights to a few weeks. Collins Aerospace and the city's food processing and manufacturing plants bring engineers, auditors and contractors. UnityPoint Health St. Luke's and Mercy Medical Center bring traveling nurses and families of patients. Coe College, Mount Mercy University and Kirkwood Community College generate move-in, graduation and visit weekends.

Iowa Hawkeye home football games in Iowa City, about 25 to 30 minutes south on I-380, push demand across the whole Corridor on fall Saturdays, and concerts and events at Alliant Energy PowerHouse and the McGrath Amphitheatre add summer peaks.

City rules, permits and taxes

Cedar Rapids runs a rental housing permit and inspection program, and a property used for short-term stays may also need to meet zoning and safety requirements. Iowa law limits how far cities can go in banning short-term rentals outright, but cities can still regulate them through permits, zoning and safety codes, and the rules have been revised over time. Confirm current requirements with the city's Building Services and zoning staff for the exact address before you close.

Iowa applies a state hotel and motel tax to stays of 31 days or less, and cities and counties can add a local option hotel and motel tax, along with sales tax. Register with the Iowa Department of Revenue and confirm which taxes your booking platform collects and remits. HOAs in Marion, Hiawatha and newer subdivisions may restrict rentals under 30 days.

Flood history and the Cedar River

The 2008 flood reshaped Cedar Rapids. Water reached deep into Czech Village, Time Check, the New Bohemia district, Kingston Village and downtown, and the city has since been building a permanent flood control system along the Cedar River. Many homes in these areas were rebuilt or replaced, and some parcels remain in mapped flood zones.

Those riverfront districts are also where nightly rentals do best, close to restaurants, the NewBo City Market and downtown venues. Pull the FEMA flood map and a flood insurance quote before you write an offer, and include the premium in your numbers. The August 2020 derecho also damaged roofs and trees across the city, so ask about roof age and repairs.

Worked example: a house near NewBo and Czech Village

This example is illustrative and not a quote. An investor buys a renovated two-story house on the southeast side near NewBo for $260,000, putting 25% down for a $195,000 loan on a 30-year term. A third-party projection estimates $28,200 a year in nightly revenue, about $2,350 a month.

Estimated principal and interest is about $1,397. Iowa property taxes on the house run about $330 a month and an STR insurance policy about $140, for a total of about $1,867. The DSCR on projected revenue is about 1.26x.

Iowa property taxes paid in arrears

Iowa property taxes are higher than in many neighboring states and are paid a year in arrears, in two installments. Residential values are reduced by a state rollback before the levy is applied, and the rollback changes from year to year. At closing, the seller usually credits the buyer for taxes that have accrued but are not yet due, so read the settlement statement carefully.

Linn County reassesses residential property on a regular cycle, and a purchase can lead to a higher assessed value at the next reassessment. Budget on the purchase price rather than the seller's older assessment.

Neighborhoods and nearby towns hosts consider

Downtown, NewBo, Czech Village and Kingston Village draw guests who want to walk to restaurants and events. Wellington Heights and the Oakhill Jackson area, close to the medical district, suit traveling nurses. The Bever Park and Vernon Heights areas on the east side offer larger homes for families.

Outside the city, Marion and Hiawatha have newer housing and quick access to the northern business parks, and Iowa City and Coralville, home of the University of Iowa, have their own rules and stronger football-weekend demand. Each city has its own rental code, so check locally.

When a projection comes in low

Revenue tools sometimes undervalue a Cedar Rapids listing because the market has fewer comparable listings than a resort town. If the projection is weak, a long-term rent estimate may still qualify the property, or a sub-1.0 DSCR program may fit. Furnished mid-term rentals to traveling medical staff are another route that some hosts use to smooth income.

Common questions

Are short-term rentals allowed in Cedar Rapids?

Generally yes, subject to rental permits, zoning and safety requirements. Iowa law limits outright bans, but rules can change, so confirm with the city for your address.

Can I qualify on projected Airbnb income?

On some programs. A third-party revenue projection can be used instead of a lease, and the property should cover its full payment at about 1.0x.

What taxes do Cedar Rapids STR guests pay?

Iowa state hotel and motel tax applies to stays of 31 days or less, plus local option hotel and motel tax and sales tax. Register with the Iowa Department of Revenue.

Do Hawkeye football weekends matter for a Cedar Rapids rental?

Yes. Iowa City is about half an hour away, and home game weekends lift nightly rates across the Corridor.

Do I need flood insurance?

If the property is in a mapped flood zone, flood insurance is generally required. Many areas near the Cedar River flooded in 2008, so check the map early.

Why are Iowa property taxes paid in arrears?

Iowa bills taxes for the prior year. At closing the seller usually credits accrued taxes to the buyer, which affects how much cash you need.

Can I hold the rental in an LLC?

Yes. LLC borrowers are standard, and the members sign for the loan personally.

What credit score do I need?

The minimum is 620. No W-2s or tax returns are needed, since the loan qualifies on the property's income.
