Charleston, WV Short-Term Rental Loans for Capital-City and Gorge Hosts

In short: LendingStreet finances short-term rentals in Charleston and the surrounding region with DSCR loans that qualify on the property's income, and on some programs on projected nightly revenue instead of a long-term lease. Loans start at $150,000, purchases go up to 80% LTV, the minimum credit score is 620 and LLC borrowers are standard. Check City of Charleston business licensing and zoning, local hotel occupancy tax and any HOA rules before you rely on nightly income, and remember that low property prices can put a single house below the loan minimum.

Two kinds of STR demand

In the city, demand follows the calendar of government, health care and business. The West Virginia Legislature meets each winter, typically from January into March, and fills hotels near the Capitol with legislators, staff, lobbyists and advocates. Charleston Area Medical Center and Thomas Memorial in South Charleston draw traveling nurses and families of patients. Business travelers come for the chemical, energy and law firms along the Kanawha River.

About an hour east, New River Gorge National Park and Preserve, Summersville Lake and the whitewater outfitters around Fayetteville create a leisure market that peaks in summer and fall. Bridge Day on the New River Gorge Bridge each October is one of the busiest weekends in the state.

Local rules and taxes

The City of Charleston requires business licensing, and short-term rentals must fit the zoning district and meet building and fire safety standards. Rules for short-term rentals in West Virginia cities have been evolving, so confirm current requirements with the city's planning and business licensing offices for the specific address. Outside the city, Kanawha, Fayette and Nicholas counties each have their own rules.

West Virginia allows cities and counties to levy a hotel occupancy tax on short stays, on top of state and municipal sales tax. Booking platforms collect some taxes in some places, but you are responsible for registering and confirming what is remitted. HOAs in Teays Valley, Cross Lanes and other subdivisions may restrict rentals under 30 days.

Worked examples: a Kanawha City house and a Fayette County cabin

This example is illustrative and not a quote. In the city, an investor buys a three-bedroom house in Kanawha City, close to CAMC Memorial Hospital, for $230,000, putting 25% down for a $172,500 loan. A projection estimates $2,050 a month in nightly and mid-length revenue. Estimated principal and interest is about $1,236, taxes about $210 and insurance about $130, for a total of $1,576 and a DSCR of about 1.30x.

Near the gorge, a cabin in Fayette County costs $310,000 with a $232,500 loan. Projected revenue is about $2,750 a month on an annual basis. Estimated principal and interest is about $1,666, with taxes of $150 and insurance of $160, for a total of $1,976 and a DSCR of about 1.39x.

Class IV taxes inside city limits

West Virginia assesses property at 60% of appraised value, and the levy rate depends on the property's class. An owner-occupied home is Class II. A rental inside a municipality like Charleston is Class IV, and Class IV levy rates are double the Class II rates. Rentals outside city limits fall in Class III, also at twice the Class II rate. When you buy from an owner-occupant, the tax bill will roughly double after the reclassification, so budget on the investor rate from day one.

Even doubled, West Virginia tax bills on modest homes are often lower than in many states, but they still belong in the ratio.

The $150,000 minimum and low prices

Many Charleston-area homes sell for less than $200,000, and some for well under $150,000. Because DSCR loans start at $150,000, a single low-priced house may be too small to finance on its own. Options include buying a larger property, combining several into one loan, or using a blanket portfolio loan once you own five or more rentals. Our Charleston blanket page covers that route.

Flood risk on the Kanawha and Elk

Parts of Charleston and the surrounding valley lie in flood zones along the Kanawha and Elk rivers and smaller creeks, and the 2016 floods damaged communities across the region. Gorge-area cabins sometimes sit near streams too. Check the FEMA flood map, get a flood quote if needed and include it in the payment. Steep driveways and hillside lots are common, so ask about access in winter.

Where Charleston-area hosts buy

Inside the city, the East End near the Capitol and the University of Charleston, the West Side's Elk City district, South Hills and Kanawha City are the most common STR locations. South Charleston, St. Albans and Dunbar offer lower prices and easy interstate access. For leisure rentals, Fayetteville, Oak Hill and the Summersville Lake area are the usual choices, and Snowshoe, farther east in Pocahontas County, is a separate ski market with its own rules.

How LendingStreet reviews these files

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, projected revenue or booking history and the local license status. We will run the ratio on projected income and on a long-term rent figure and come back with options, including sub-1.0 DSCR programs where they fit. Call (877) 298-1001 or use the form below. The West Virginia STR page covers other markets in the state.

Common questions

Can I run an Airbnb in Charleston, WV?

Generally, if the property fits the zoning district and you hold the required business license. Rules are evolving, so confirm with the city for your address.

Does the legislative session really matter for nightly rentals?

Yes. The session brings a large wave of visitors to the Capitol area each winter, which is otherwise a slow season for leisure travel.

Can I qualify on projected revenue?

On some programs, yes. A third-party projection can replace a long-term lease, and the property should cover its full payment at about 1.0x.

Why did my tax estimate double?

Owner-occupied homes are Class II. A rental inside a municipality is Class IV, and Class IV levy rates are twice the Class II rates.

What if the house costs less than $150,000?

DSCR loans start at $150,000. Consider a larger property, combining properties or a blanket loan once you own five or more.

Can I finance a cabin near the New River Gorge?

Yes, if the property can legally operate as an STR and appraisal comparables support the value. Acreage and property-type limits vary by program.

Do I need tax returns?

No. DSCR loans qualify on the property's income. You need a 620 or higher credit score and reserves.

Can the property be in an LLC?

Yes. LLC borrowers are standard, and members sign for the loan personally.
