Charlotte's nightly rental market runs on business travel, banking, healthcare, college sports, Panthers and Charlotte FC games, race weeks in Concord and a steady flow of weddings and weekend visitors to the lakes.
In short: LendingStreet finances short-term rentals in Charlotte and the surrounding region with DSCR loans that qualify on the property's income, and on some programs on projected short-term revenue instead of a lease. Loans start at $150,000, purchases go up to 80% LTV, the minimum credit score is 620 and LLC borrowers are standard. Charlotte has not relied on a citywide STR permit system the way some cities do, but zoning, HOA covenants, occupancy taxes and neighborhood rules still decide whether a property works, so confirm them for the exact address.
Charlotte is the second-largest banking center in the country, and Bank of America, Truist and Wells Fargo bring a steady flow of business travelers to Uptown and South End. Atrium Health and Novant Health draw traveling nurses and families. Weekend demand comes from Bank of America Stadium, the Spectrum Center, concerts, college games and bachelor and bachelorette weekends in South End and NoDa.
Charlotte Motor Speedway in Concord fills rentals across Cabarrus County on race weekends, and Lake Norman and Lake Wylie draw summer guests looking for water access.
As of this writing, Charlotte has not adopted a citywide STR registration or permit program, and North Carolina appellate courts have limited how cities can require rental registration. That does not mean anything goes. Zoning under the city's Unified Development Ordinance, noise and occupancy rules, and private HOA covenants still apply, and many South Charlotte, Ballantyne and suburban subdivisions prohibit rentals under 30 days. Rules can change, so check with Charlotte Planning and read the HOA documents before you buy.
Huntersville, Cornelius, Davidson, Mooresville, Concord and Matthews each have their own zoning rules. Lake communities often have HOA or lake association restrictions too.
Neighborhood pressure is part of the picture. Charlotte has debated STR regulation more than once, especially after complaints about party houses, and the city could adopt new rules. Buying a property that would also work as a long-term or mid-term rental protects you if nightly rentals become harder in that location.
Short stays in North Carolina are subject to state and local sales tax plus local room occupancy taxes, which vary by county and city. Mecklenburg County and the City of Charlotte levy occupancy taxes on short-term stays, and Cabarrus and Iredell counties have their own. Booking platforms collect some of these taxes, but hosts are responsible for registering where required and confirming what is remitted.
This example is illustrative and not a quote. An investor buys a three-bedroom bungalow near Plaza Midwood for $575,000, putting 25% down for a $431,250 loan on a 30-year term. A third-party projection estimates $54,000 a year, about $4,500 a month.
Estimated principal and interest is about $3,090. Mecklenburg County and city property taxes run about $460 a month, and an STR insurance policy about $180. The total payment is about $3,730, for a DSCR of about 1.21x on projected revenue.

North Carolina does not tax rentals at a higher rate than owner-occupied homes, which helps investors compared with neighboring South Carolina. But Mecklenburg County's 2023 revaluation raised assessed values sharply in many close-in neighborhoods, and tax bills followed. Use the current bill for the parcel, not an older one from a listing, and ask when the next county revaluation is expected.
North Carolina charges an excise tax on deed transfers, customarily paid by the seller, so it rarely changes a buyer's cash to close.
Close-in neighborhoods do best for nightly stays: South End, Dilworth, NoDa, Plaza Midwood, Elizabeth, Wesley Heights and Optimist Park, all close to Uptown, breweries and light rail. University City works for longer medical and campus stays near UNC Charlotte.
Outside the city, Lake Norman towns such as Cornelius, Davidson and Mooresville, and Lake Wylie on both sides of the state line, attract weekly summer rentals. Concord and Harrisburg serve race traffic. Fort Mill and Rock Hill in South Carolina have their own rules and South Carolina's higher tax ratio for rentals.
Inside the city, parking and noise are the issues neighbors raise most, so properties with driveways and some separation from neighbors tend to operate with fewer complaints.
Revenue projections in Charlotte can vary widely by block, because the market has a large number of listings with very different quality. If the projection is weak, a long-term rent estimate may still qualify the property, or a sub-1.0 DSCR program may fit. Mid-term furnished rentals to traveling nurses and relocating professionals are another option some owners use.
Bring your own evidence if you have it: booking history on a comparable property you manage, or a realistic calendar built around business travel and event weekends.
