Huntsville's short-term rental demand runs on badges as much as beaches. Engineers, contractors and service members come for weeks at a time to Redstone Arsenal, NASA's Marshall Space Flight Center and Cummings Research Park, and families arrive all summer for Space Camp. That mix makes Huntsville a strong market for both nightly and medium-term stays.
In short: LendingStreet finances Huntsville-area short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs instead of a 12-month lease. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Before you buy, confirm the property's zoning, business license and lodging tax requirements with the City of Huntsville or the city or county where it sits, and check HOA covenants.
Business travel is the base. Redstone Arsenal hosts Army commands, NASA Marshall, the FBI's growing campus and a long list of defense contractors, and Cummings Research Park sits next door. Temporary duty assignments, contract kickoffs and training classes bring guests who stay one to twelve weeks and want a kitchen, a washer and parking.
Leisure travel fills the gaps. The U.S. Space and Rocket Center and Space Camp draw families from across the country, concerts at the Orion Amphitheater and events in MidCity add weekend demand, and UAH and Alabama A&M bring graduation and parent weekends.
Short-term rental rules in north Alabama are set city by city. In Huntsville, check the parcel's zoning, whether the use needs a business license and how lodging taxes are registered and remitted. The City of Madison, Madison County and Limestone County each handle this separately, and towns around Lake Guntersville have their own rules.
Many newer subdivisions in Madison, Harvest and Hampton Cove, and some condo buildings downtown, have covenants that prohibit rentals under 30 days or limit leasing. Read the recorded covenants and HOA rules for the specific lot before you rely on nightly income.
Alabama charges a state lodgings tax on stays under 30 days, and cities and counties add their own lodging taxes. Some booking platforms collect and remit part of this and some do not. Register with the Alabama Department of Revenue and the local taxing jurisdiction as required, and keep your filings, business license and insurance declarations together; they help in underwriting and on a later refinance.
Many Huntsville hosts earn more from 30 to 90 day stays than from weekends. Contractors and government travelers often have fixed lodging allowances and prefer furnished homes close to the gates. Stays of 30 days or longer are generally treated as leases rather than lodging, which can change the tax and permit picture.
For underwriting, a mix of nightly and medium-term revenue is fine, but the projection or booking history has to show it month by month. Furnishing, utilities and cleaning costs are higher than on a long-term rental, so plan for them.
This example is illustrative and not a quote. An investor buys a three-bedroom furnished home in northwest Huntsville, a short drive from Research Park and the Redstone gates, for $375,000. A third-party projection estimates $48,000 a year in revenue, about $4,000 a month, from contractor stays and summer family visits.
At 75% LTV the loan is $281,250. Estimated principal and interest is about $1,957. Taxes are budgeted at $359 a month at the rental assessment ratio and short-term rental insurance at $230, for a total of about $2,546.
On the full projection, DSCR is about 1.57x. If revenue came in 20% lower, about $3,200 a month, DSCR would be about 1.26x.
| Item | Full projection | Projection less 20% |
|---|---|---|
| Monthly revenue used | $4,000 | $3,200 |
| Estimated principal and interest | $1,957 | $1,957 |
| Taxes and insurance | $589 | $589 |
| Total monthly payment | $2,546 | $2,546 |
| DSCR | About 1.57x | About 1.26x |
Alabama property taxes are low compared with most states, but rentals do not get the owner-occupied treatment. Residential rental property is generally assessed at a 20% assessment ratio, twice the 10% assessment ratio on an owner-occupied home, so a seller's tax bill can understate yours. Check the Madison County or Limestone County revenue records and budget on the rental class.
If you want a classic vacation rental, look about 40 minutes southeast to Lake Guntersville, one of north Alabama's main lake destinations, where summer weekends and fishing tournaments drive demand. Wheeler Lake to the west and the Lookout Mountain area around Mentone draw their own visitors.
Lake properties bring different issues: flood zones near the water, dock and seawall condition, and stronger summer-winter swings. Our Alabama short-term rental page covers the state's main STR markets.
| Market | Main guest | Season |
|---|---|---|
| Huntsville core | Contractors, TDY, Space Camp families | Year-round, summer peak |
| Madison | Business travelers, families | Year-round |
| Lake Guntersville | Boaters, anglers, families | Late spring through early fall |
| Mentone and Lookout Mountain | Weekend getaways, fall color | Fall and summer |
North Alabama sees severe spring storms and tornadoes. Insurers price wind and hail risk, and some offer discounts for roofs built to the FORTIFIED standard. Standard homeowner policies often exclude nightly rentals, so get a policy written for short-term rental use, and check the FEMA flood map for homes near Indian Creek, Aldridge Creek or the Flint River.
On some programs, DSCR is calculated on projected short-term revenue, often from a third-party projection; if the number looks low for your property, see our guide to low AirDNA projections. Existing hosts can refinance on booking history on some programs.
