Macon's short-term rental guests come for more reasons than most people expect from a mid-sized Georgia city: the International Cherry Blossom Festival in March, Mercer University events, the music history of the Allman Brothers and Otis Redding, Ocmulgee Mounds, hospital stays downtown and a steady flow of contractors and visitors headed to Robins Air Force Base in nearby Warner Robins.
In short: LendingStreet offers short-term rental DSCR loans for Macon and Middle Georgia investors buying or refinancing Airbnb and VRBO properties. On some programs you can qualify on projected short-term revenue instead of a long-term lease, with loans from $150,000, purchases up to 80% LTV and LLC borrowers allowed. Before you buy, confirm Macon-Bibb County's current zoning, registration and hotel-motel tax requirements for the address, along with any HOA rules.
Macon and Bibb County consolidated into a single government, Macon-Bibb County, so one set of zoning and licensing rules covers most of the county. Short-term rentals are regulated through zoning, business licensing and hotel-motel tax registration, and requirements can differ by zoning district and by whether the owner lives on site. Ask the Macon-Bibb County Planning and Zoning Commission and the business license office what your address needs before you sign a contract.
Historic districts such as Intown Macon, Vineville and Ingleside add review for exterior changes, and HOAs in some north Macon subdivisions restrict short stays. Warner Robins, Perry and other Houston County cities set their own rules.
Short stays in Georgia can be subject to state and local sales tax, local hotel-motel tax and a state per-night hotel fee. Some booking platforms collect part of these, but not always all. Confirm with the Georgia Department of Revenue and Macon-Bibb what you must file yourself.
Keeping filings current matters when you refinance. A record of tax filings shows the rental has been operating properly.
The Cherry Blossom Festival brings Macon's busiest stretch of the year, when hotels fill and whole-home rentals near downtown book well in advance. Mercer University adds football weekends, graduation and family visits. Atrium Health Navicent and other medical providers downtown draw patients and families.
Robins Air Force Base, about 20 miles south, brings temporary duty personnel, contractors and families relocating, many of whom need a furnished place for weeks rather than nights. The Georgia National Fairgrounds in Perry hosts the state fair in October and events most weekends.
Plan around the festival calendar. Hosts often set minimum stays and higher rates for Cherry Blossom weekends and book Mercer graduation months ahead.
| Demand source | When | Best-fit property | Note |
|---|---|---|---|
| Cherry Blossom Festival | March | Houses near downtown and Ingleside | Strongest weeks of the year |
| Mercer University | Fall weekends, graduation | Houses near campus and Beall's Hill | Event-driven |
| Robins Air Force Base | Year-round | Furnished homes in south Macon, Warner Robins | Often 30+ day stays |
| Georgia National Fairgrounds | October fair, weekend events | Homes near Perry and south Bibb | Event-driven |
This example is illustrative and not a quote. An investor buys a renovated three-bedroom house in the Vineville area for $240,000, financing 75%, or $180,000. A third-party projection estimates $34,000 a year in short-term revenue. Assume the program counts 80%, or $2,267 a month.
Estimated principal and interest on a 30-year term is about $1,259. Georgia assesses property at a 40% assessment ratio, and with Macon-Bibb millage the example budgets about $240 a month in property taxes, plus $160 a month for insurance covering short-term rental use. The total is about $1,659, for a DSCR of about 1.37x.

Lake Tobesofkee, on Macon's west side, draws local boaters and summer visitors. Within about an hour, Lake Sinclair near Milledgeville and Lake Oconee draw weekend guests from Atlanta and Middle Georgia, and lake homes there are a different, more seasonal STR business. Each county around those lakes sets its own rules.
Closer in, Warner Robins and Perry have strong demand from base-related and fairground travel. Check each city's rules separately.
A DSCR loan compares income with the full monthly payment, including taxes, insurance and any HOA dues. On some STR programs, income is a third-party projection of short-term revenue for the address, often reduced for vacancy and costs. The standard minimum is 1.0x, and sub-1.0 programs exist.
Macon projections can be modest outside festival season, so mixing short stays with 30-day stays for base and medical travelers is common. If the projection comes in low, see /str-loan-low-airdna-projection.html.
Georgia assesses real property at a 40% assessment ratio, and the bill is the millage applied to that value. Homestead exemptions do not apply to rentals. Check the Macon-Bibb County Tax Assessors record and expect the value to move toward your price after a sale.
Middle Georgia sees severe thunderstorms and occasional tornadoes, and older homes in historic districts can cost more to insure. Make sure your policy covers short-term rental use and guest liability.
If you bought with cash or a short-term loan, a DSCR refinance can return capital once the property has a track record. Cash-out goes up to 75% LTV, and seasoning varies by program; see /str-dscr-refinance.html.

Many Middle Georgia hosts blend nightly bookings with stays of 30 days or longer for Robins Air Force Base personnel, contractors and traveling nurses. Those longer stays fill the slower months between festivals and university events and can reduce turnover costs.
Stays of 30 days or more are generally treated differently from short-term rentals for tax and zoning purposes, but confirm with Macon-Bibb and the Georgia Department of Revenue. If most of your income will come from longer furnished stays, a DSCR loan based on market rent may be a simpler fit than an STR program.
Macon-Bibb County regulates short-term rentals through zoning, licensing and tax registration. Requirements can differ by district and owner occupancy, so check the specific address.
State and local sales tax, local hotel-motel tax and a state per-night fee can apply. Platforms may collect some of them.
On some programs, yes. The lender uses a third-party projection for the address, often reduced for vacancy and costs.
Many Macon and Warner Robins investors furnish homes for 30-day or longer stays tied to the base, which can support a DSCR loan on longer-term rent.
