Blanket Portfolio Loans for Macon Rental Investors

Macon is one of the places where a blanket loan makes the most sense. Many rentals in Macon-Bibb County sell for $100,000 to $180,000, well below what an individual DSCR loan with a $150,000 minimum can finance at a normal LTV. Put eight of them together and the math works.

In short: LendingStreet offers blanket portfolio loans for Macon investors with 5 or more rentals, each 1 to 8 units, under one loan with one closing and one payment. We qualify the loan on the portfolio's combined rent, include release provisions so you can sell a property later, and can combine properties across Macon-Bibb, Houston County and nearby counties. Loans start at $150,000 for the blanket as a whole, and LLC borrowers are standard.

Why low prices favor a blanket loan

An individual DSCR loan starts at $150,000. On a Macon house worth $120,000, even a high LTV produces a loan well under that minimum. Many Macon investors have bought these houses with cash or local bank loans, and their equity sits idle.

A blanket loan applies the minimum to the total, so eight houses worth $1.1 million together support a single loan large enough to qualify. It also replaces a stack of small local loans with one payment and one maturity.

Equity that sits in paid-off houses earns nothing until it is borrowed against. For many Macon investors, a blanket loan is the first time that equity becomes usable for the next purchase.

The neighborhoods Macon investors stack

Macon-area portfolios often mix lower-priced houses in established neighborhoods with newer homes near Robins Air Force Base.

How the portfolio ratio is tested

A blanket loan adds up rent from every property and compares it with one payment: principal and interest plus each property's taxes, insurance and HOA dues. The standard minimum is 1.0x across the group.

Macon rents are solid relative to prices, which tends to produce comfortable portfolio ratios. The bigger risk is condition: a house that needs a roof or HVAC can sit vacant, and lenders want current leases or a rent roll for every unit.

Worked example: eight Middle Georgia rentals

This example is illustrative and not a quote. An investor owns seven houses and a duplex across Ingleside, North Macon, Bloomfield, East Macon, Pleasant Hill, Beall's Hill, Warner Robins and Centerville. Together they are worth about $1,180,000 and rent for $10,225 a month. Most were bought with cash. The investor places one blanket loan at 70% of value, $826,000, and takes the proceeds as cash for more purchases.

Estimated principal and interest on a 30-year term is about $5,776. Property taxes, based on Georgia's 40% assessment ratio and local millage, total about $1,180 a month, and insurance about $1,040. The total is about $7,996, for a portfolio DSCR of about 1.28x. None of these houses could have carried a $150,000 loan on its own.

A portfolio with a few vacancies can still qualify, but expect questions about why units are empty and when they will lease.

Georgia closing costs on a blanket

Georgia closings are handled by attorneys. Georgia charges an intangible recording tax on long-term notes secured by Georgia real estate, based on the loan amount, so a 30-year blanket loan carries that cost. Transfer tax applies to deeds when you buy properties into the portfolio, and title work is needed on every address.

Cash-out seasoning varies by program, so if you recently bought several houses with cash, check /dscr-cash-out-refinance-seasoning.html.

Ask your closing attorney for an estimate of the intangible tax, transfer tax and title costs early, since they are based on the loan amount and the number of properties.

Releases when you sell

Each property carries an allocated share of the loan. To sell one, you pay a release price set in the loan documents, usually more than that share, and there may be a minimum DSCR test for the remaining properties. See /blanket-loan-release-clause.html.

Macon investors use releases to sell renovated houses in Ingleside or North Macon to owner-occupants, or to drop properties that need more work than they are worth.

Property taxes, insurance and condition

Georgia assesses property at a 40% assessment ratio, and homestead exemptions do not apply to rentals. Macon-Bibb and Houston County have different millage rates, so check each bill with the county tax assessor.

Older Macon houses can be harder to insure if they have original wiring or older roofs, and lenders require coverage on every property. Severe storms are the main weather risk.

Blanket, separate loans or more states

Higher-value properties may do better on individual loans, while lower-priced ones benefit most from a blanket. Compare at /blanket-loan-vs-individual-dscr-loans.html. Properties in more than one state can be combined on some programs; see /multi-state-portfolio-loans.html.

Growing a Macon portfolio with a blanket

A common path in Macon is to buy houses with cash, renovate and lease them, then place a blanket loan once there are five or more. The cash comes back out and funds the next group of purchases. Repeating that cycle every year or two can build a large portfolio without tying up capital for long.

Because most Macon houses are below the individual loan minimum, the blanket is often the only long-term financing that fits. Plan each group of purchases with that in mind: buy houses that will appraise and rent consistently so the group clears 1.0x together.

Keep records on every property as you go: purchase price, renovation costs, leases and insurance. Those details help the appraisal and make the next blanket faster.

Common questions

Can I finance $120,000 Macon houses with a DSCR loan?

Individually they fall below the $150,000 minimum at normal LTVs, but five or more combined in a blanket loan can qualify.

Can I include Warner Robins properties?

Yes. Properties in Macon-Bibb, Houston County and other Georgia counties can go in one loan.

Can I sell one house later?

Yes. You pay the release price for that property, and the rest of the loan stays in place.

Do I need tax returns?

No. The loan qualifies on the portfolio's rent, with a 620 or higher credit score and reserves.

Can I take cash out of houses I bought with cash?

Yes. Cash-out goes up to 75% LTV, and seasoning varies by program.

What closing costs are specific to Georgia?

Attorney closings, the intangible recording tax on long-term notes, and transfer tax on any deeds.

How do military tenants affect the loan?

Leases to service members count like any other. Turnover near the base is normal; keep units leased and records current.

How often can I do a cash-out blanket refinance?

It depends on seasoning rules, which vary by program. Many investors place a new blanket on each new group of five or more properties rather than refinancing the same group repeatedly.
