Short-Term Rental DSCR Loans for Mobile, Dauphin Island and the Bay

Mobile has a short-term rental calendar most cities would envy: the oldest Mardi Gras celebration in the country, a cruise terminal downtown and a barrier island about an hour south. The cost side is coastal too, and wind and flood insurance often decide the deal.

In short: LendingStreet finances short-term rentals in Mobile, on Dauphin Island and around Mobile Bay with DSCR loans that can qualify on projected short-term rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Confirm the city or town allows the use, register for Alabama lodging taxes, and price wind and flood insurance before you set your offer.

Short-term rental rules in the City of Mobile

The City of Mobile regulates short-term rentals through zoning, business licensing and lodging tax registration, and the city has debated tighter rules as nightly rentals have grown in Midtown and near downtown. Rules can differ between historic districts, residential zones and mixed-use areas downtown. Before you buy in Oakleigh, De Tonti Square, Old Dauphin Way or the Lower Dauphin Street area, confirm with the city that a short-term rental is allowed at that address, and check any historic district or neighborhood association rules that apply.

Dauphin Island is its own town with its own licensing and tax requirements, and the Baldwin County beach cities across the bay, Gulf Shores and Orange Beach, run long-established vacation rental markets with their own business license and lodging tax rules. Daphne, Fairhope and Spanish Fort on the Eastern Shore set their own zoning. If a property cannot legally operate as a short-term rental, we will look at it as a long-term rental instead.

What fills Mobile-area calendars

Mobile's Mardi Gras season runs for weeks before Fat Tuesday, with parades through downtown that draw visitors from across the Gulf Coast. Carnival cruise departures from the downtown terminal bring guests who want a night before or after sailing. College sports, conventions and medical visits to USA Health and Mobile Infirmary add steady weekday stays.

Dauphin Island draws families, anglers and birders in spring and summer, and fall fishing season keeps some demand going after Labor Day. Workers coming in for the Airbus assembly line at Brookley, the Austal shipyard and the Port of Mobile often book longer stays.

Alabama lodging taxes

Short-term rental stays in Alabama are subject to the state lodging tax plus local lodging taxes set by counties and cities, which can add up to a meaningful share of each booking. Hosts generally register with the Alabama Department of Revenue and the local jurisdiction. Booking platforms collect some of these taxes but not always all of them, so confirm what your platform remits and what you must file.

Worked example: a raised home on Dauphin Island

This example is illustrative and not a quote. An investor buys a raised single-family home on Dauphin Island for $395,000. A third-party projection estimates $52,000 a year in short-term rental revenue, about $4,333 a month.

At 75% LTV the loan is $296,250, with estimated principal and interest of about $2,021. Property taxes are budgeted at $362 a month. Wind, homeowners and flood coverage together are budgeted at $650 a month, more than the taxes, which is typical on the island. The total payment is about $3,033, so DSCR on the full projection is about 1.43x. At 80% of the projection, DSCR is about 1.14x.

Insurance is the line to price first

In Mobile and Baldwin counties, wind coverage is a major expense near the water. Some properties are written through the Alabama Insurance Underwriting Association, the state's coastal wind pool, while others get wind coverage in the private market. Homes in FEMA flood zones, which include much of Dauphin Island and low areas along the bay and the Dog River, generally need flood insurance as well.

A FORTIFIED roof can lower wind premiums, since Alabama insurers offer discounts for homes certified under that standard, and the state's Strengthen Alabama Homes program has offered grants toward FORTIFIED roofs. Ask the seller for any FORTIFIED certificate, the roof age and the elevation certificate before your inspection period ends.

Property taxes work in your favor here

Alabama property taxes are low compared with most states, but rental property is assessed at a 20% assessment ratio, double the 10% assessment ratio for an owner's primary residence. If the seller lived in the home, the current tax bill will understate what you will pay. Use the Mobile County revenue commission records and budget on the rental classification.

Alabama's deed tax and mortgage recording tax are modest. Your title company can estimate both.

How projected revenue qualifies the loan

On some programs, the loan can qualify on a third-party revenue projection instead of a long-term lease. The ratio compares projected monthly revenue to the full payment, including principal and interest, taxes, insurance and any HOA dues. Programs may apply their own adjustments to projected revenue.

Because hurricane season and the off-season can both cut bookings on the coast, test the deal at a lower revenue figure as well. If a projection comes in lower than you hoped, our guide to low revenue projections explains the options.

Downtown and Midtown options

Not every Mobile-area STR is a beach house. Restored Creole cottages and shotgun homes in the downtown historic districts, and bungalows in Midtown and around Old Shell Road, can draw Mardi Gras, cruise and medical guests if city rules allow. Historic district review can affect renovations and exterior changes, so check before you plan work.

These in-town homes usually cost less to insure than island properties, which helps the ratio, though nightly rates are lower outside peak events.

Common questions

Does the City of Mobile allow short-term rentals?

The city regulates them through zoning, licensing and lodging tax registration, and rules can vary by district. Confirm with the city for the exact address before you buy.

Can I finance a Dauphin Island vacation rental?

Yes. Dauphin Island is a common STR market. Budget for wind and flood insurance and confirm the town's licensing and tax requirements.

Can I qualify on projected Airbnb revenue?

On some programs, yes, using a third-party revenue projection, as long as the property can legally operate as a short-term rental.

Why is insurance so high on my Mobile-area STR?

Wind and flood risk near the Gulf drive premiums. A FORTIFIED roof, a newer roof and a higher elevation can help.

How are rental property taxes figured in Alabama?

Rental property is assessed at a 20% assessment ratio, compared with 10% for a primary residence, so the investor's bill is often higher than the seller's.

Does Mardi Gras demand count toward my projection?

A revenue projection reflects seasonal patterns, including busy event periods. Your cash flow still needs to cover the slower months.

What about Gulf Shores or Orange Beach?

We finance STRs in Baldwin County beach towns too. Each city has its own licensing and lodging tax rules.

Do you finance a beach home I will use myself?

No. Our loans are business-purpose loans on non-owner-occupied investment property.
