Omaha's nightly rental calendar has two weeks every investor knows about: the Berkshire Hathaway shareholder meeting in spring and the College World Series in June. The properties that do well here, though, are the ones that also book on ordinary weeks, with medical stays, conventions, zoo visits and work travel.
In short: LendingStreet finances Omaha short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs, instead of a 12-month lease, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Nebraska property taxes are high relative to prices, so a realistic tax figure, along with city registration and HOA rules, is the first thing to check.
Most investor nightly rentals cluster near the places visitors actually go. The Old Market and North Downtown sit close to Charles Schwab Field, the CHI Health Center arena and convention center, and the riverfront parks. Blackstone and Midtown Crossing are near the University of Nebraska Medical Center and offer restaurants within walking distance. Dundee, Benson and Aksarben Village draw guests who want a neighborhood feel with quick access to downtown.
South of the city, homes near the Henry Doorly Zoo and Aquarium attract families, and Bellevue and Papillion see demand tied to Offutt Air Force Base. Large houses that sleep eight to twelve guests often earn the most during College World Series weeks, when teams, families and fans fill the city.
Omaha requires rental properties to be registered with the city and has a rental inspection program. Ask the city how those rules apply to short-term rentals at your address, whether any zoning or permit limits apply, and what inspections may be required. Rules can change, so confirm before you rely on nightly income.
Nightly stays in Nebraska are generally subject to state and local sales tax plus state and county lodging taxes. Booking platforms collect some of these in some cases, but the owner is responsible for making sure every tax is paid. Many suburban HOAs in Elkhorn, Millard, Papillion and Gretna limit rentals under 30 days, so read the covenants before you make an offer.
This example is illustrative and not a quote. An investor buys a three-bedroom home near Blackstone for $335,000. A third-party projection estimates average gross revenue of $3,500 a month over the year, with strong months in May and June and softer winter months.
Nebraska assesses residential property near full market value, so taxes are budgeted at about $530 a month based on the purchase price. Insurance written for short-term rental use is $160. At 75% LTV the loan is $251,250 with estimated principal and interest of about $1,757, for a total payment of about $2,447 and a DSCR of about 1.43x.
At 80% LTV, the payment rises to about $2,564 and DSCR is about 1.36x. If the projection came in at $2,800 instead, DSCR at 75% LTV would be about 1.14x, still above the 1.0x standard minimum.
| Item | 75% LTV | 80% LTV |
|---|---|---|
| Purchase price | $335,000 | $335,000 |
| Loan amount | $251,250 | $268,000 |
| Estimated principal and interest | $1,757 | $1,874 |
| Taxes | $530 | $530 |
| Insurance | $160 | $160 |
| Total monthly payment | $2,447 | $2,564 |
| Projected monthly revenue | $3,500 | $3,500 |
| DSCR | 1.43x | 1.36x |
The Berkshire meeting and the College World Series can bring some of the highest nightly prices of the year, but they cover only a few weeks. Spring and summer weekends, Creighton and UNO events, conventions and concerts, and medical travel to UNMC and the city's hospital systems carry the rest. Winter months are typically slower, with cold weather and fewer leisure trips.
Lenders that use projected revenue look at the annual figure, so a projection built on comparable homes that book year round is stronger than one that depends on a few event weeks. Medium-term stays by traveling nurses and relocating families can help fill winter.
On some programs, the DSCR uses a third-party revenue projection instead of a long-term lease. The projection should be based on homes with a similar bedroom count, location and amenities. A home in the Old Market should be compared with other downtown properties, not suburban houses in Elkhorn.
If your projection comes in lower than expected, our guide to a low STR projection covers options. If you already run the property, booking history can support a refinance on some programs.
Omaha winters bring snow, ice and freeze-thaw cycles, and spring and summer bring hail and wind. Insurers price for both, and a policy covering short-term rental use may cost more than a standard landlord policy. Ask about roof age, the wind and hail deductible, and liability limits for guest stays.
Homes in low areas near the Missouri River or creeks such as the Papillion Creek system may fall in mapped flood zones. Check the flood map and get a flood quote where needed.
If a property you like sits in an HOA that bans nightly rentals, it may still work as a long-term rental on a standard DSCR loan. Investors who want leisure demand outside the city sometimes look at the Platte River and state park areas between Omaha and Lincoln, or at lake and recreation markets elsewhere in Nebraska, covered on our Nebraska STR page.
Council Bluffs is across the river in Iowa, with its own state and city rules. Treat it as a separate market when you check permits and taxes.

Many Omaha homes operate as short-term rentals, but the city requires rental registration and HOAs may ban stays under 30 days. Confirm current rules for your address.
It is part of the annual revenue projection. Lenders look at the full year, so steady bookings in other months matter just as much.
Nebraska assesses residential property near full market value, and local tax levies are high compared with many states. On a modestly priced home, taxes can be a large share of the payment.

DSCR loans start at $150,000 with no stated maximum. Purchases go up to 80% LTV.
