Short-Term Rental DSCR Loans for Pensacola and the Gulf Beaches

Pensacola's short-term rental market has three distinct parts: historic homes in town near Palafox Street, condos and homes on Pensacola Beach, where the land is leased rather than owned, and the Gulf-front condo towers of Perdido Key. Each one raises a different underwriting question.

In short: LendingStreet finances Pensacola-area short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Before you buy, check local rental rules, whether the property is on leased land, the condo association's finances, and the cost of hurricane and flood insurance.

Three Pensacola STR markets

In town, nightly rentals cluster in the historic neighborhoods near downtown: the Seville and North Hill historic districts, East Hill and the blocks around Palafox Street. Guests come for restaurants, events, Blue Wahoos games, family visits and military graduations at Naval Air Station Pensacola and Corry Station.

Pensacola Beach, on Santa Rosa Island, is the classic Gulf vacation market, with condos, townhomes and single-family homes a short walk from the sand. Perdido Key, to the west near the Alabama line, is dominated by Gulf-front condo buildings. Across the bay, Gulf Breeze and Navarre add more beach-area rentals in Santa Rosa County.

Leased land on Pensacola Beach

Most property on Pensacola Beach sits on land owned by Escambia County and leased through the Santa Rosa Island Authority. Owners hold a long-term lease and pay lease fees in addition to property taxes on their improvements. Leasehold property gets extra review, including the lease term remaining and the fees, and eligibility varies by program.

Ask for a copy of the lease and current fee statements early. Perdido Key and most of mainland Pensacola are fee simple, which keeps those files simpler.

Local rules, licensing and taxes on stays

Florida law limits new local bans on vacation rentals, but cities and counties can still require registration, inspections and safety standards, and condo associations and HOAs can restrict rentals. The City of Pensacola, Escambia County, Santa Rosa County and the Santa Rosa Island Authority each have their own requirements, so confirm the rules for your exact address.

Most vacation rentals need a Florida license from the DBPR. Nightly stays are subject to state sales tax, any county surtax and the county tourist development tax, and owners are responsible for making sure each is paid.

Worked example: an East Hill home and a Perdido Key condo

This example is illustrative and not a quote. An investor buys a three-bedroom East Hill home for $425,000, with a projection of $3,600 a month in average gross revenue. Taxes without a homestead exemption are about $549 a month and insurance for rental use is $380. At 75% LTV the loan is $318,750, estimated principal and interest is about $2,229, the total payment is about $3,158 and DSCR is about 1.14x.

A two-bedroom Gulf-front condo on Perdido Key bought for $480,000, projected at $4,600 a month, carries condo dues of $900 a month, driven by the building's wind insurance and reserves, plus a unit policy of $150. At 75% LTV the total payment is about $4,207 and DSCR is about 1.09x. The condo earns more but the dues take a large share of it.

Gulf condos after Florida's condo safety laws

After the 2021 Surfside collapse, Florida adopted milestone structural inspections and reserve study requirements for many condo buildings of three or more stories. Many Gulf-front associations have raised dues or levied special assessments to fund repairs and reserves.

Before you buy a condo for nightly rental, review the association's budget, reserves, recent inspection reports and any planned assessments. Condo projects get extra review, and a building with major unfunded repairs can be hard to finance.

Hurricanes, flood and insurance

The Pensacola area has a long history of hurricane damage, including Ivan in 2004 and Sally in 2020. Insurance is driven by wind risk and, on the beaches and near the bays and bayous, flood risk. Insurers look at roof age, elevation, construction and wind mitigation features.

Get the wind and flood quotes before you finalize your offer. On beach properties, insurance can be the largest cost after the loan payment.

Seasons on the western Panhandle

Summer is the peak for beach rentals, with families filling Pensacola Beach and Perdido Key from late spring through August, and the Blue Angels show on Pensacola Beach each July drawing large crowds. Winter brings snowbirds on monthly stays at lower rates. Fall can be quiet, especially during hurricane season.

In-town homes are steadier, helped by military training cycles, hospital and university visitors and events downtown. Lenders using projected revenue look at the annual figure.

Monthly stays can fill gaps on both sides of the bridge. Families attending training at NAS Pensacola, traveling nurses at the area hospitals and snowbirds escaping northern winters often book for several weeks, which smooths the slow months between summer weekends.

Qualifying, refinancing and what to send

On some programs, DSCR is calculated on a third-party revenue projection instead of a long-term lease, and owners with booking history can refinance on actual results, with cash-out up to 75% LTV. If your projection is lower than expected, see our guide to a low STR projection. Our Florida STR page covers other markets in the state.

Send the address, price, notes on local and HOA rules, any ground lease, a revenue projection, insurance and flood quotes, condo documents and your LLC documents with the form below, or call (877) 298-1001.

Common questions

Can I finance a vacation rental on Pensacola Beach?

Yes, on some programs. Most Pensacola Beach property is on leased county land, so the lease term and fees are reviewed, and eligibility varies by program.

Are Perdido Key condos financeable as STRs?

Often, if the association allows nightly rentals and its finances, reserves and insurance pass review. Condo dues count in the DSCR payment.

Why are condo dues so high on the Gulf?

Building wind insurance, reserves required under Florida's condo safety laws and repair costs after storms all push dues up.

Can I qualify on projected revenue?

On some programs, yes. DSCR is calculated on a third-party projection of short-term rental revenue.

Do I need a Florida vacation rental license?

Most vacation rentals in Florida need a DBPR license, plus sales and tourist tax registration. Check current requirements and any local registration.

What is the minimum loan?

DSCR loans start at $150,000 with no stated maximum. Purchases go up to 80% LTV.

Can I use the beach condo myself?

Our investor loans are business-purpose loans on non-owner-occupied property. Second homes and homes you live in are not eligible.
