Short-Term Rental DSCR Loans for Reno and the Truckee Meadows

Reno is one of the few Western metros where a city STR permit, a county permit at Lake Tahoe and a busy event calendar all sit within a 45-minute drive. That makes the permit, not the projection, the first thing to get right.

In short: LendingStreet finances short-term rentals in Reno, Sparks and Washoe County with DSCR loans that can qualify on projected short-term revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum and go up to 80% LTV on a purchase. The City of Reno requires a short-term rental permit, and Washoe County runs a separate permit program for unincorporated areas including Incline Village, so a property has to be legal to operate before nightly income counts.

How Reno regulates short-term rentals

The City of Reno adopted a short-term rental ordinance in 2021. Operators need a city STR permit, the home is inspected, occupancy is capped based on bedrooms and parking, and a local responsible party has to be reachable when guests are there. Permits are renewed, and the city can suspend a permit after repeated complaints.

Reno does not ban investor-owned STRs outright, which sets it apart from some West Coast cities. But HOAs in master-planned areas such as Somersett, Damonte Ranch and parts of South Meadows often restrict rentals under 30 days, and those covenants control even when the city would issue a permit.

Sparks is a separate city with its own zoning and licensing rules. Check with the City of Sparks before assuming a Spanish Springs or Wingfield Springs home can rent by the night.

Washoe County, Lake Tahoe and nearby STR markets

Outside city limits, Washoe County requires its own STR permit for unincorporated areas. That covers Incline Village and Crystal Bay on the Nevada side of Lake Tahoe, where nightly rentals have a long history and permits come with occupancy, parking and defensible-space conditions tied to wildfire risk.

Douglas County's Lake Tahoe areas around Stateline and Zephyr Cove run their own program. On the California side, South Lake Tahoe limited STRs outside its tourist core after a 2018 ballot measure, and Truckee requires permits, so a cross-border search needs a rule check on each side of the state line.

Closer in, Mount Rose Highway and Galena-area homes draw ski traffic, and Midtown and downtown Reno condos or homes draw event and casino visitors. Each sits under a different permit authority.

Seasonality: events, ski days and slow weeks

Reno's STR calendar is lumpy. Summer brings the Reno Rodeo, Hot August Nights and Artown, late August brings Burning Man traffic through town, and September has the Great Reno Balloon Race. Winter demand follows the Mt. Rose and Tahoe ski resorts, especially for homes on the southwest side.

The slow stretches are late fall and early spring shoulder weeks. A projection that leans on event weekends can overstate a typical month, so look at the monthly spread, not just the annual total, and keep reserves for the soft months.

Qualifying on projected short-term revenue

On some programs, a Reno STR can qualify on a third-party revenue projection instead of a 12-month lease. The projection should use comparable permitted homes with similar bedrooms, parking and distance to the draw that matters, whether that is Midtown, the river or the Mt. Rose Highway.

Some programs count the gross projection and others apply a reduction or expense factor, so it pays to see the ratio both ways. If the projection comes in low, a smaller loan or a long-term lease backup can still work, and our guide to low projections covers the options.

Worked example: a permitted southwest Reno home

This example is illustrative and not a quote. An investor buys a southwest Reno home for $640,000 with a city STR permit path confirmed. A third-party projection shows $69,600 a year, or about $5,800 a month.

At 75% LTV the loan is $480,000 and estimated principal and interest is about $3,274. With taxes of $245 and insurance of $230, the monthly payment is about $3,749. On gross projected revenue the DSCR is about 1.55x; with a 20% reduction applied it is about 1.24x.

At 70% LTV the loan is $448,000, the payment is about $3,531, and the reduced-revenue DSCR rises to about 1.31x.

Nevada costs that change an STR budget

Nevada has no state income tax, and its property tax abatement caps yearly tax increases on most homes. Rentals fall under a higher cap than a primary residence, so a new owner's bill can climb faster than the seller's did. Use the Washoe County Assessor's figures and the treasurer's bill, not a homeowner's history.

Insurance is the bigger swing. Homes in the wildland-urban interface on the west and south edges of the valley, and around Lake Tahoe, can see high premiums or limited carrier options, and homes near the Truckee River may sit in a mapped flood zone. Get the quote before you finalize the ratio.

Furnishing, management and reserves

Lenders look at the property, but your plan still matters. A Reno STR needs furnishings, a cleaner who can turn a home on event weekends, snow removal on the southwest side and a responsible party who can respond to the city or county quickly.

Reserves vary by program. Expect to show several months of payments in a bank or investment account in your name or your LLC's name, plus funds for furnishing if the home is not already set up.

How LendingStreet reviews a Reno STR file

Send the address, price, permit status and any projection or operating history. We will check whether the property can legally operate, run the ratio a few ways and come back with options, including a long-term lease structure if the STR math is tight.

Our investor loans are business-purpose loans on non-owner-occupied property. Use the form below to get a quote.

Common questions

Does Reno allow short-term rentals owned by investors?

Yes, with a City of Reno STR permit, an inspection, occupancy limits and a local responsible party. HOA covenants can still prohibit rentals under 30 days, so check both.

Who permits STRs in Incline Village?

Washoe County, through its program for unincorporated areas. Incline Village and Crystal Bay permits carry occupancy, parking and wildfire-safety conditions.

Can I qualify on projected Airbnb income in Reno?

On some programs, yes. A third-party projection based on comparable permitted homes can be used instead of a long-term lease, and some programs apply a reduction to it.

What are Reno's busiest STR months?

Summer events like the Reno Rodeo and Hot August Nights, the Burning Man and balloon race weeks in late summer, and ski season for homes near Mt. Rose. Late fall and early spring are softer.

Do Nevada property taxes rise after I buy?

They can. Nevada's abatement caps yearly increases, but rentals have a higher cap than a primary residence. Budget using the assessor's figures.

Is wildfire insurance a problem for Reno STRs?

It can be for homes on the west and south edges of the valley and around Tahoe. Get a quote early, since premiums and carrier options vary widely.

Can I refinance an existing Reno STR?

Yes. A refinance can use operating history or a projection on some programs, and cash-out goes up to 75% LTV.

Do you finance a home I live in part of the year?

No. We only lend on non-owner-occupied investment property.
