Short-Term Rental Loans for Trenton-Area Investors

Trenton itself is not a vacation market, and it is better to say that up front. The city's short-stay demand comes from state government, the hospitals and college families, mostly on weekdays and for longer stays. Investors who live in Mercer County and want a true vacation rental usually buy an hour east at the Jersey Shore, or a short drive up the Delaware River.

In short: LendingStreet finances short-term rentals for Trenton-area investors with DSCR loans that can qualify on projected short-term revenue on some programs, instead of a long-term lease. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV, with a 620 minimum credit score and LLC borrowers welcome. Our investor loans are business-purpose loans on non-owner-occupied property.

What short-stay demand looks like in Trenton

Inside the city, furnished stays serve people tied to the State House and state offices, Capital Health and other medical centers, and visiting families at The College of New Jersey in Ewing and Rider University in Lawrenceville. Many of those guests stay a week or a month rather than a weekend. The Trenton Transit Center, with NJ Transit, Amtrak and SEPTA service, also draws guests who need easy rail access to New York or Philadelphia.

Short-term rental rules in New Jersey are set town by town. Before you buy in Trenton, Hamilton, Ewing or Lawrence, check zoning and any registration, permit, inspection or certificate of occupancy requirement with the municipality. Some New Jersey towns restrict or heavily regulate short stays, and condo and HOA documents can add their own limits.

For many Trenton properties, a furnished mid-term rental of one to six months is a better fit than nightly stays. Traveling nurses, state contractors, people between homes and visiting academics all book that way, and longer stays mean less turnover and fewer neighbor concerns. Ask how the program treats that income before you apply.

New Jersey taxes on short stays

New Jersey applies state sales tax and a state occupancy fee to most short-term rentals, and many municipalities add their own occupancy tax. Booking platforms often collect some of these, but not always all of them, and direct bookings are your responsibility. Many Shore towns also require an annual rental registration and an inspection or certificate of occupancy before guests arrive. Confirm the requirements for the exact town before you buy.

Worked example: an Ocean County Shore rental

This example is illustrative and not a quote. A Mercer County investor buys a three-bedroom home in an Ocean County Shore town for $850,000 with 25% down. A third-party projection estimates $86,000 of annual rental revenue, most of it from summer weekly rentals.

Estimated principal and interest on a 30-year loan of $637,500 is about $4,349 a month. Estimated taxes of $750 and insurance including flood of $600 bring the total to about $5,699. Averaged across the year, projected revenue of $7,167 a month gives a DSCR of about 1.26x.

Some programs adjust projected revenue for seasonality or management, and how much varies by program. Because the Shore earns most of its money in about ten summer weeks, the owner should keep enough cash to cover the off-season months.

Seasonality and the Shore calendar

Shore rentals traditionally book Saturday to Saturday from late June through Labor Day, with shoulder weekends in May, June and September. Winter demand is thin in most towns. River towns and the Poconos have more year-round demand, with fall foliage and ski seasons. A Trenton furnished rental is steadier but earns less per night. Match the property to the income pattern you can carry.

Shore owners also face a short booking window. Many repeat guests rebook the same week every year, and new owners often take a season or two to build that base. A projection that assumes a full summer in year one is optimistic, so plan reserves accordingly.

Flood and insurance

Barrier island and bayfront homes at the Shore are often in FEMA flood zones, and lenders will require flood insurance there. Elevation, the age of the home and whether it was raised after Hurricane Sandy all affect the premium. Along the Delaware River, parts of Trenton, Lambertville and New Hope have flood history too. Get insurance quotes before you finalize your offer, because the full premium goes into the payment we underwrite.

New Jersey property taxes

New Jersey's property taxes are among the highest in the country, but rates vary sharply by town. Many Shore municipalities have relatively low tax rates because of their large tax base, while Mercer County towns can be much higher. Use the actual tax bill for the property, not a county average, and remember that a reassessment or revaluation can change it.

Refinancing an existing STR

If you already own a Shore or river rental with a booking history, a refinance may be able to use actual revenue instead of a projection. Cash-out goes up to 75% LTV once seasoning is met, and seasoning varies by program. See our STR refinance guide for the records to gather.
