South Bend's small multifamily buildings are mostly older homes: two-family houses near downtown, big Victorians split into apartments and doubles near Notre Dame rented to students and staff. Purpose-built fourplexes are less common but appear on the edges of the city and in Mishawaka.
In short: LendingStreet finances South Bend duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75%, the minimum credit score is 620 and LLC borrowers are standard. Indiana's property tax caps and the absence of a state transfer tax help the numbers, but older buildings need a careful look at condition.
Around downtown, the Near Northwest, the Near West Side and the East Bank, you will find two-family homes with stacked units and large older houses divided into three or four apartments. Near Notre Dame, in the Northeast Neighborhood and around Eddy Street, doubles and converted houses rent to students, graduate students and staff. Mishawaka and the south side add mid-century duplexes and some purpose-built fourplexes.
| Building type | Where | What to check |
|---|---|---|
| Stacked two-family home | Near Northwest, Near West Side, East Bank | Separate entrances and meters |
| Converted house, 3-4 units | Around downtown and older neighborhoods | Legal unit count; egress |
| Student double near campus | Northeast Neighborhood, Eddy Street area | Lease terms; occupancy limits |
| Mid-century duplex or fourplex | South side, Mishawaka | Roof, furnaces, parking |
South Bend rewrote its zoning ordinance in recent years and has encouraged infill housing, including duplexes and small multifamily buildings, in many neighborhoods. The city has also offered pre-approved building plans for some infill housing types. Older conversions may be legal nonconforming uses, while others added units without approval.
The loan is based on the legal unit count. Before you buy, check the zoning district and ask the seller for registration records or permits for each unit. Mishawaka has its own zoning code.
Student rentals near Notre Dame often lease a year ahead for the academic year and can command higher rents per unit, but they come with summer turnover and wear. Some leases are by the bedroom, so ask how the program treats them. Units near downtown and on the west side rent to working tenants and families at lower rents with more stable occupancy.
Rents in South Bend have risen in recent years, but buildings still sell at prices that let many 2-4 unit properties clear 1.0x at 75% LTV.
This example is illustrative and not a quote. An investor buys a stacked duplex in the Near Northwest for $210,000. Each unit rents for $1,100, a combined $2,200 a month. Taxes are about $300 and insurance about $140.
At 75% LTV the loan is $157,500, just above our $150,000 minimum. Estimated principal and interest on a 30-year loan is about $1,101, for a total payment near $1,541 and a DSCR of about 1.43x.
A Mishawaka fourplex bought for $340,000 with units at $925 each has a 75% loan of $255,000, estimated principal and interest near $1,783, taxes $520 and insurance $210, a total near $2,513 and a DSCR of about 1.47x.
| Item | Duplex | Fourplex |
|---|---|---|
| Purchase price | $210,000 | $340,000 |
| Loan at 75% LTV | $157,500 | $255,000 |
| Combined rent | $2,200 | $3,700 |
| Estimated principal and interest | $1,101 | $1,783 |
| Taxes and insurance | $440 | $730 |
| Total monthly payment | $1,541 | $2,513 |
| DSCR | About 1.43x | About 1.47x |
Some South Bend duplexes sell for $150,000 or less, which puts the loan below our $150,000 minimum. Options include buying a larger building, putting more than one property on the same application, or waiting until you own five or more rentals and using a blanket portfolio loan.
If a building needs work first, a fix and flip or bridge loan can fund the purchase and renovation, followed by a DSCR refinance once units are leased.
Indiana caps property taxes for rental property at a higher level than homesteads, so a bill may rise after you buy from an owner-occupant, but the cap keeps it within a predictable range. Indiana has no state real estate transfer tax.
South Bend runs a rental registration program; make sure each unit is registered as required. Most 2-4 unit buildings here are old, and appraisers and insurers will ask about roofs, wiring, furnaces and lead paint disclosures for pre-1978 housing.
Older two-family homes in South Bend sometimes share a water meter or a furnace. Owner-paid utilities do not change the DSCR formula, but they affect your real cash flow. Ask the seller for 12 months of utility bills, and consider the cost of separating meters if the building lacks them.
Heating is the biggest swing item. Many older South Bend two-family homes have original boilers or a single furnace serving both units, and lake effect winters make heating costs real. If you plan to convert to separate furnaces and meters, build that into your purchase budget and, if needed, use a bridge loan to fund the work before refinancing.
Lead paint is another cost to plan for. Most of these buildings were built long before 1978, so federal lead disclosure rules apply when you lease, and repairs that disturb painted surfaces may need certified contractors.
Buildings with five to eight units are still residential for our programs, though maximum LTV can be lower and varies by program; see our South Bend 5-8 unit DSCR page. For Indianapolis, Fort Wayne and other markets, see our Indiana 2-4 unit rental loan page.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address or property list, the price or value, the rents and your target leverage through the form below, or call (877) 298-1001, and the financing team will run the numbers and come back with options.
The combined rent of both units, from leases or the appraiser's market rent estimate, compared with the full payment.
Yes. Student-occupied doubles and converted houses are common. Ask how the program treats by-the-bedroom leases.
At 75% LTV the loan may fall under our $150,000 minimum. A larger building, more than one property or a blanket loan can solve that.
