Blanket Portfolio Loans for South Bend Rental Owners

South Bend is one of the Midwest markets where a rental house can still sell for well under $150,000. That makes cash flow possible, but it also means many single properties are too small to finance on their own.

In short: LendingStreet's blanket portfolio loans combine 5 or more South Bend-area investment properties, each with 1 to 8 units, into one loan with one closing and one payment, qualified on combined portfolio rent rather than your tax returns. Grouping lower-priced homes clears our $150,000 minimum easily, and release provisions let you sell properties one at a time. Rentals in South Bend, Mishawaka and the rest of St. Joseph County can sit under the same loan, and some programs can include Elkhart or Michigan properties too.

Where South Bend portfolios are built

Most South Bend rental portfolios are made up of older single-family homes and a few duplexes on the west and south sides. Common areas include the Near Northwest and Near West Side, River Park, Rum Village, Kennedy Park, Keller Park, LaSalle Park and the Southeast side. Prices in many of these neighborhoods are low relative to rents, which is why investors from Chicago and beyond have bought here.

Mishawaka, just east, adds slightly newer housing and steady family demand. Some investors also hold rentals in Elkhart, about 20 minutes east, where the recreational vehicle industry is a major employer, and across the state line in Niles or Buchanan, Michigan.

Why lower-priced markets fit blanket loans

Our DSCR loans start at $150,000. A $120,000 house at 75% LTV produces a $90,000 loan, which is too small on its own. Put eight of those houses together and the loan is well above the minimum, with the combined rent carrying one payment.

Investors who bought with cash also use blanket refinances to pull equity out of a paid-off portfolio in a single closing, rather than refinancing house by house.

Worked example: eight South Bend-area rentals

This example is illustrative and not a quote. An investor owns seven single-family homes and a duplex across the Near Northwest, River Park, Rum Village, Kennedy Park, Sunnyside, Keller Park, LaSalle Park and Mishawaka, valued at $1,130,000. Combined rent is $9,900 a month, taxes about $1,585 and insurance about $840.

At 75% LTV the blanket loan is $847,500. Estimated principal and interest on a 30-year loan is about $5,926, for a total payment near $8,351. The portfolio DSCR is about 1.19x, comfortably above the 1.0x standard minimum.

Indiana's property tax caps help the math

Indiana caps property taxes as a percentage of assessed value: a lower cap for homesteads and a higher cap for residential rental property. Rentals do not get the homestead cap, so taxes on a home bought from an owner-occupant usually rise, but the cap keeps them within a predictable range. Indiana also has no state real estate transfer tax, which keeps closing costs down.

St. Joseph County reassesses annually through trending, with periodic reviews. Use each property's current tax bill and confirm whether a homestead deduction from the prior owner is still showing.

Registration and condition

South Bend runs a rental registration program, and Indiana law sets limits on how cities can inspect and register rentals. Make sure every city property is registered as required before you apply. Mishawaka and the county have their own rules.

Many South Bend rentals are 80 to 120 years old. Appraisers will look at roofs, foundations, wiring and furnaces, and insurers may ask for updates on older systems. Vacant or badly worn properties may need work, and possibly a bridge loan, before they can join a blanket loan.

Releasing a property when you sell

Each property gets an allocated share of the loan. When you sell one, the release clause sets the payoff to free it, often more than its allocated share, and the remaining properties must still meet the DSCR. In a portfolio of lower-priced homes, release amounts are small, which makes selling a weaker house fairly simple.

Plan release terms before closing if you expect to sell one or two properties in the next few years. Our release clause guide explains the terms in more detail.

Remote owners and property management

Many South Bend portfolios are owned by investors in Chicago, Indianapolis or out of state. A blanket loan gives them one payment and one escrow account, and a local property manager handles tenants and repairs. Lenders often ask who manages the properties, so have the manager's name, experience and management agreement ready, along with a recent rent ledger for each property.

Rent collection and turnover costs vary a lot by neighborhood. Budget conservatively for vacancy and repairs even when the DSCR looks strong.

Blanket loan or separate DSCR loans

In South Bend, separate DSCR loans often are not an option because each property is below the minimum. When properties are larger, separate loans can make frequent sales easier. Our comparison of blanket and individual DSCR loans covers the tradeoffs, and our Indiana blanket portfolio page covers Indianapolis, Fort Wayne and other markets.

Common questions

My South Bend houses are worth about $120,000 each. Can I finance them?

Yes, through a blanket loan. The $150,000 minimum applies to the total, so five or more properties together usually clear it.

Can I include Mishawaka and Elkhart rentals?

Yes for Mishawaka and the rest of the area. Elkhart County properties can also be included, as long as each is a 1-8 unit investment property.

Can I include rentals in Niles, Michigan?

On some programs, yes. Multi-state blanket loans can include properties in Indiana and Michigan.

How do Indiana tax caps affect my rentals?

Rentals fall under a higher cap than homesteads, so taxes on a home bought from an owner-occupant usually rise, but within a predictable range.

Do my properties need to be registered with the city?

South Bend rentals should be registered as the city requires. Unregistered properties can raise questions in underwriting.

Can I take cash out of a paid-off portfolio?

Yes, up to 75% LTV depending on the program, if the portfolio meets the DSCR at the new payment.

Do I need tax returns?

No. The loan qualifies on rent. The minimum credit score is 620 and LLC borrowers are standard.

Can vacant houses be part of the blanket loan?

Usually only if the portfolio still meets the DSCR with them included. Badly worn or long-vacant houses may need repairs, often with bridge financing, before they join.
