Corpus Christi's long-term rental market is built on modest brick ranches, steady demand from the port, the refineries, the Navy and the hospitals, and prices well below the big Texas metros. Investors who have bought here for years often own a string of similar houses, each with its own loan, escrow and windstorm policy.
In short: LendingStreet offers blanket portfolio loans for Corpus Christi-area investors with five or more rentals, each 1-8 units, under one loan qualified on the combined cash flow of the portfolio. You get one closing, one payment, portfolio pricing and release provisions for selling individual properties. LLC borrowers are standard and no W-2s or tax returns are required.
The Southside is the heart of the local rental market: neighborhoods along Airline Road, Rodd Field Road, Kostoryz Road and Saratoga Boulevard have 1970s-2000s brick ranches that rent to families and medical staff. Flour Bluff, near Naval Air Station Corpus Christi and Texas A&M University-Corpus Christi, draws Navy personnel, students and civilian base workers. Calallen and Annaville on the northwest side are popular with families for their schools.
Across the bay, Portland and Ingleside in San Patricio County have grown with industrial and export projects and attract contractors and plant workers. Older neighborhoods near downtown and the refineries have lower prices and higher turnover.
Corpus Christi Army Depot, the Navy's flight training at NAS Corpus Christi and the two major hospital systems give the rental market a stable base that does not depend on tourism. That stability is one reason long-term rental portfolios here often show steady occupancy even in years when the island's nightly market is soft.
Many Corpus Christi rental houses sell for around $200,000, which leaves single-property loans close to the $150,000 minimum. Combining five or more into one blanket produces a larger, cleaner loan. It also consolidates the insurance headache: rather than tracking separate windstorm and flood renewals for each house across several servicers, everything is escrowed under one loan.
The portfolio test helps too. A house with a high windstorm premium or a temporary vacancy can be carried by stronger properties, as long as the group clears the program minimum.
Rents are usually taken from current leases, with market rent used for vacant units. Provide a rent roll with lease dates, copies of leases and recent deposits. Navy leases with military clauses are normal and count as rent.
This example is illustrative and not a quote. An investor refinances six rentals into one blanket loan at 65% of combined value. Together the properties are worth $1,410,000 and rent for $11,450 a month.
| Property | Value | Monthly rent | Monthly taxes | Monthly insurance |
|---|---|---|---|---|
| Southside ranch near Airline Rd | $215,000 | $1,750 | $395 | $190 |
| Flour Bluff three-bedroom | $240,000 | $1,900 | $440 | $200 |
| Calallen brick ranch | $195,000 | $1,600 | $360 | $180 |
| Portland four-bedroom | $255,000 | $2,000 | $470 | $210 |
| Kostoryz area ranch | $230,000 | $1,850 | $420 | $195 |
| Flour Bluff duplex | $275,000 | $2,350 | $505 | $230 |
| Total | $1,410,000 | $11,450 | $2,590 | $1,205 |
The blanket loan is $916,500. Estimated principal and interest is $6,408, combined taxes are $2,590 a month and combined insurance, including windstorm where required, is $1,205. The total payment is $10,203 and portfolio DSCR is about 1.12x.
Taxes and insurance together are more than half of principal and interest in this example, which is typical on the Texas coast and the reason for 65% leverage. The Flour Bluff duplex, with two rents on one tax bill, is the strongest property in the group.
If you want higher leverage than this, the usual levers are a property with stronger rent relative to its taxes, a newer roof that lowers the windstorm premium, or removing a weak property from the group and financing it separately.
Texas has no state income tax, so local property taxes are high, and investors do not get homestead exemptions. Each property's bill combines county, city, school district and other units, and San Patricio County properties carry different rates than those in Nueces County. Pull each appraisal district record.
Closer to the water, many properties need a separate windstorm policy, often through TWIA, and some need flood insurance. Further inland, such as in Calallen and parts of the Southside, wind coverage may be easier to place. Quote every address before you apply.
Texas limits annual appraisal increases on homesteads more tightly than on rental property, so values on rentals can rise faster after a strong year. Protest appraisals you think are too high; many local investors do it every spring.
A release provision sets the paydown required to take one house off the blanket and confirms the rest still pass DSCR. Corpus Christi investors sometimes sell a house to a tenant or to a buyer moving in for a plant job. Ask for the release price formula in writing and plan which properties you might sell.
Keep in mind that the properties left behind must still carry the loan. Selling the strongest house first can leave a weaker group that needs a larger paydown to pass DSCR, so model a release before you agree to one.
One loan simplifies payments and insurance and lets equity across the group support a cash-out refinance. Separate DSCR loans let each property stand alone, which can be easier if you sell often or if one property has unusual insurance issues. Some programs allow properties in more than one state, and many Texas investors combine Corpus Christi houses with rentals in San Antonio or the Valley.
Think about storm recovery too. If a hurricane damages several houses at once, a blanket loan means one servicer handles every insurance claim and repair draw, which can be simpler than coordinating with several. On the other hand, a single damaged property can affect the whole loan's reporting until it is repaired, so read the loan's casualty provisions.
