Blanket Portfolio Loans for Duluth Rental Owners

Duluth portfolios tend to be built from old housing: century-old hillside duplexes, east side homes near the colleges and solid West Duluth singles. A blanket loan puts five or more of them on one loan, with one payment and one maturity date.

In short: LendingStreet offers blanket portfolio loans for Duluth investors with five or more rentals, each 1 to 8 units. The loan qualifies on the combined cash flow of the portfolio, closes once, uses portfolio pricing and includes release provisions for selling a property later. Every property should hold a current Duluth rental license, and the ratio is tested with non-homestead St. Louis County taxes.

Neighborhoods Duluth investors stack

On the east side, Lakeside, Lester Park, Congdon and Chester Park hold single-family homes and student rentals near the University of Minnesota Duluth and St. Scholastica. Endion and the East and Central Hillside, above downtown, are where many of the city's older duplexes, triplexes and fourplexes sit. West of downtown, Lincoln Park, Denfeld, Spirit Valley and Morgan Park offer lower prices on singles and doubles.

Duluth Heights and Woodland add newer homes away from the lake. Many portfolios include a few properties in Superior, Wisconsin, across the bridge; on some programs, properties in more than one state can share one loan.

Portfolio DSCR in a city of old buildings

The blanket loan adds the rent from every property and divides it by the combined payment: principal and interest on the single loan, plus each property's taxes, insurance and any HOA dues. A well-rented student house can offset a hillside duplex with a below-market unit, as long as the total clears the program minimum.

Owner-paid heat matters in Duluth even though it is not in the formula. Many older buildings run on one boiler, and a Lake Superior winter makes that a large cost. Lenders look at the ratio, but you should look at cash flow after heat, water and snow removal.

Worked example: seven Duluth rentals

This example is illustrative and not a quote. An investor owns four single-family homes in Lakeside and Duluth Heights and three hillside duplexes, worth a combined $1,870,000. The houses rent for $1,700 each and the duplexes for $2,300 per building, or $13,700 a month. Non-homestead taxes total $2,310 a month and insurance $1,190.

A blanket refinance at 70% of value is $1,309,000. Estimated principal and interest on a 30-year term is about $8,930, so the total payment is about $12,430 and the portfolio DSCR is about 1.10x.

The investor replaces seven loans with different lenders and maturity dates with one payment. Two of the duplexes would come in tight on their own because of below-market leases, but the portfolio as a whole clears the 1.0x standard minimum with room to spare, and the owner can raise those rents at renewal.

Rental licenses across the portfolio

Duluth requires rental licenses, with inspections and limits on how many unrelated people can live in a unit. On a portfolio, confirm every license is current and that each property is rented within its allowed occupancy. That is especially important near UMD, where houses are sometimes rented by the bedroom.

Ask whether any limits on new rental licenses apply in the neighborhoods you hold. A property that loses its license can drop out of the rent count and put pressure on the portfolio ratio.

Releases when you sell one property

A blanket loan sets a release price for each property, usually its allocated loan amount plus an added percentage that varies by program. When you sell, you pay that amount and the property comes off the loan. The remaining portfolio has to meet the ratio after the release.

Duluth investors often sell student houses or older duplexes to other local landlords. If you plan to sell a few properties over time, agree on release terms before you close. Our release clause guide explains the mechanics.

Minnesota taxes and closing costs

Minnesota taxes property by classification, and rentals do not get homestead treatment. St. Louis County values property as of January 2, and taxes are paid in May and October halves, which affects how escrow is set up on a blanket loan.

At closing, Minnesota's mortgage registry tax applies to the loan amount, once for the whole blanket loan. On a purchase, the state deed tax applies to each property. Ask your title company for a combined estimate.

Appraisals and comparables across Duluth

Each property on a blanket loan is appraised. In Duluth, comparable sales for single-family homes on the east side are usually plentiful, while sales of older hillside triplexes and fourplexes can be few and far apart. Appraisers may reach farther for comparables, which takes time and can widen the range of values.

Help the process by sharing recent improvements, such as a new boiler, roof or electrical service, along with current leases. Schedule tenant access for every property at once so the appraisals finish close together and the file does not stall waiting on one unit.

Blanket loan or one loan per property?

One blanket loan means one closing, one payment and portfolio pricing. Separate DSCR loans keep each property independent and can make frequent sales simpler. Duluth investors who hold for the long term and want to clean up a pile of small bank loans usually prefer the blanket. Those who trade often may prefer individual loans.

Common questions

Can I combine Duluth and Superior rentals in one blanket loan?

On some programs, yes. See our multi-state portfolio page for how properties in Minnesota and Wisconsin are combined.

Do all properties need a Duluth rental license?

Every Duluth rental should be licensed and rented within its allowed occupancy. An unlicensed property may not count toward the portfolio's rent.

Is owner-paid heat counted in the DSCR?

No. The ratio uses principal, interest, taxes, insurance and HOA dues. Heat still reduces your cash flow, so budget it.

How is the mortgage registry tax handled on a blanket loan?

It applies to the loan amount at recording. Your title company will calculate it for the single blanket loan.

Can I take cash out on a Duluth portfolio?

Yes. Cash-out goes up to 75% LTV on standard programs, often lower on large balances, and seasoning varies by program.

Can student rentals near UMD be part of the portfolio?

Yes, if they are licensed and rented within their allowed occupancy. Leases for the coming school year help when current leases are ending.

What happens when I sell one house?

You pay its release price and the house comes off the loan. The remaining portfolio must still meet the ratio.
