Northwest Arkansas portfolios tend to spread out along Interstate 49: a few duplexes in Springdale, new homes in Centerton or Lowell, older houses near the university in Fayetteville. Each city has its own tax millage and its own tenant base, but one loan can hold them all.
In short: LendingStreet's blanket portfolio loan puts five or more Northwest Arkansas rentals, each with 1 to 8 units, under one DSCR loan with one closing, one payment and portfolio pricing. The loan qualifies on the combined rent of the portfolio, with no W-2s or tax returns, and release provisions let you sell individual properties without refinancing the rest. LLC borrowers are standard and the minimum credit score is 620.
The region's growth has come from Walmart, Tyson Foods, J.B. Hunt, the University of Arkansas and the suppliers and service firms around them. Rental demand follows. Springdale has older single-family homes and duplexes close to the poultry and trucking employers. Rogers and Bentonville have newer homes and a steady stream of corporate renters. Centerton, Lowell, Cave Springs and Bella Vista have newer subdivisions that lease to families. Fayetteville adds student and staff rentals near campus and older homes in south Fayetteville.
Investors who have bought steadily over the last decade often hold a mix of all of these, and a blanket loan is a way to treat that mix as one business.
A blanket loan is one loan secured by several properties. You close once, make one payment and manage one maturity instead of a stack of separate loans. Each property gets a valuation and an allocated share of the loan, which is used to set its release price later. The loan is sized on the portfolio's combined rent against the combined payment.
This example is illustrative and not a quote. An investor refinances seven rentals: three Springdale duplexes worth $330,000 each, two Centerton homes worth $340,000 each and two south Fayetteville homes worth $310,000 each. The portfolio is worth $2,290,000 and rents for $14,800 a month. Taxes are budgeted at about $1,908 a month and insurance at $900.
At 70% of value the loan is $1,603,000, with estimated principal and interest of about $10,935 and a total payment of about $13,743. Portfolio DSCR is about 1.08x, just above the standard minimum. At 65% the loan is $1,488,000, principal and interest is about $10,151 and the total is about $12,959, for a DSCR of about 1.14x. The lower amount gives more cushion if a duplex sits empty between leases.

Prices in Bentonville, Rogers and the newer suburbs have risen faster than rents in many cases, which means a newer home bought recently can barely cover its own payment. In a blanket loan, older properties bought at lower prices, often in Springdale and Fayetteville, can carry the newer ones. That is one of the main reasons NWA investors move to portfolio financing.
Rent growth has helped, but taxes and insurance have also risen, and a newer home's tax bill can jump once the county catches up with its sale price. Running the portfolio at a slightly lower loan amount, as in the example above, is often the difference between a comfortable ratio and a tight one.
The underwriter still reviews each property, so a home with a low appraisal or a long vacancy can lower its allocated loan amount even if the portfolio ratio looks fine.
Arkansas uses a 20% assessment ratio, and millage varies by city and school district, so a Springdale duplex and a Bentonville home of the same value can carry different bills. Assessment increases are capped each year, but the cap for non-homestead property is higher than for a primary residence, and a sale can trigger a new appraisal. Pull the current bill and estimate for each parcel rather than using one number for the whole portfolio.
When you sell a property, part of the sale proceeds pays the release price, that property comes off the lien and the rest stay in place. The release price is set in the loan documents and is often above the allocated amount, which protects the remaining portfolio. Newer homes in Bentonville and Centerton often sell well to owner-occupants, so investors sometimes plan to release those first while keeping duplexes for cash flow.
A blanket loan fits investors who plan to hold most of the portfolio for years and want one payment and portfolio pricing. Separate DSCR loans fit investors who expect to sell several properties soon or who want each property free of the others. Some investors do both: a blanket loan on the core holdings and individual loans on properties they plan to sell. Properties in other states can join the blanket loan on some programs, which helps investors who also own in Missouri or Oklahoma.
Northwest Arkansas sees severe spring storms, hail and occasional tornadoes. Insurers look at roof age, materials and claims history, and a portfolio with several older roofs can carry a higher combined premium. Some homes near creeks are in mapped flood zones. Gather current policies and roof ages for every property before you apply.
