In Oklahoma City, many single-family rentals are worth well under $250,000. That is good for rent-to-price, but it means a lot of individual loans sitting near the $150,000 minimum. Combining them is often the cleaner way to finance.
In short: LendingStreet offers blanket portfolio loans that combine five or more Oklahoma City-area rentals, each 1 to 8 units, into one loan with one closing and one payment. The loan qualifies on the combined cash flow of the portfolio, uses portfolio pricing and includes release provisions so you can sell a property without refinancing the rest. No W-2s or tax returns are required, and LLC borrowers are standard.
Long-term rental portfolios in the metro are often built in the brick ranch neighborhoods of northwest OKC, Warr Acres, Bethany and the Putnam City school area, where 1960s and 1970s three-bedroom homes rent to working families. South OKC, Capitol Hill, Del City and Midwest City near Tinker Air Force Base add similar homes at lower prices.
Moore, Yukon and Mustang offer newer homes with higher rents and fewer repair questions, while older central neighborhoods such as Mesta Park, Jefferson Park and Classen-Ten-Penn add duplexes and converted houses. Edmond and Norman supply homes near the University of Central Oklahoma and OU.
A blanket loan lets you combine these into one package, so newer suburban homes can balance older, lower-priced city properties.
Our DSCR loans start at $150,000. A $160,000 home in Del City at 70% LTV is a $112,000 loan, below that minimum, so it cannot be financed alone on that program. Put seven such homes together and the combined balance is well above the minimum, with one appraisal process, one closing and one payment to track.
Portfolio pricing and a single maturity also make planning simpler than juggling several small loans with different terms.
This example is illustrative and not a quote. An investor owns seven rentals across the metro worth $1,295,000 combined, renting for $10,115 a month in total. Taxes are budgeted at about $1,241 a month for all seven, and insurance with wind and hail coverage at about $1,155.
A blanket loan at 70% of value is $906,500, with estimated principal and interest of about $6,338. The total payment is about $8,734 and portfolio DSCR is about 1.16x. Several of the lower-priced homes would be too small to finance alone, but together they qualify as one package.

Release provisions let you sell a single property and pay down a set release amount, usually more than that property's share of the loan, while the rest of the portfolio stays financed. After the release, the remaining properties must still meet the program's DSCR and leverage requirements.
If you expect to sell the lowest-priced homes over the next few years, ask how release amounts are calculated before you close, and model what the portfolio looks like without them.
Central Oklahoma's hail and wind risk affects every property in a portfolio at once. Insurers often price by roof age and material, and many policies carry a percentage deductible for wind and hail. A single storm can mean several roof claims in the same season.
A blanket insurance policy covering every address can be simpler to manage. Track roof ages across the portfolio and plan replacements, since an older roof on several homes can push insurance up enough to change the portfolio DSCR.
Oklahoma caps the annual increase in taxable value on non-homestead property until it sells, so homes you have held for years may carry lower assessed values than recent purchases. When you refinance, the cap stays with the property, but newly bought homes in the package will reflect their purchase prices.
Properties may sit in Oklahoma, Cleveland or Canadian County, each with its own assessor and millage. Use each county's current bill rather than an average.
A blanket loan is usually the better fit when you want one payment, need to combine homes too small to finance alone, or want cash out across the whole portfolio. Individual DSCR loans can be better if you plan to sell many properties soon or want each home on its own terms. Our comparison guide walks through both.
Some programs also let you include rentals outside Oklahoma, such as homes in Tulsa, North Texas or Arkansas, in a multi-state portfolio. Tulsa-area homes can usually be combined with OKC properties in the same Oklahoma package without any extra state steps.
OKC portfolios are often spread out. A drive from a rental in Yukon to one in Midwest City can take most of an hour, and investors who live out of state rely on local managers to handle leasing, repairs and storm claims. Lenders reviewing a blanket loan want to see that someone is actually managing the properties, with a rent roll that matches the leases and a track record of keeping homes occupied.
If you self-manage, organize leases, rent ledgers and maintenance records for each property before you apply. Clean records make the portfolio DSCR easier to confirm and can shorten the review.

Five or more investment properties, each with 1 to 8 units. A mix of single-family homes, duplexes and small buildings is fine.
Yes. Combining lower-priced homes is one of the main reasons OKC investors use blanket loans, since the combined balance clears the $150,000 minimum.
Yes. Properties across the metro can be combined, and some programs allow properties in other states.

The amount you pay down to remove one property from the blanket loan when you sell it. It is usually more than the property's share of the loan, and terms vary by program.
Yes, on some programs. Cash-out goes up to 75% LTV and often lower on larger balances, and the portfolio must still clear the DSCR requirement.
