The Navy shapes Pensacola's rental market. Naval Air Station Pensacola, Corry Station and Whiting Field bring a constant flow of students, instructors and families who rent rather than buy, and many local investors have built portfolios of modest block homes within a short drive of the gates.
In short: LendingStreet offers blanket portfolio loans that combine five or more Pensacola-area rentals, each 1 to 8 units, into one loan with one closing and one payment. The loan qualifies on total rent against the total payment for all properties, uses portfolio pricing and includes release provisions so you can sell individual homes. No W-2s or tax returns are required, and LLC borrowers are standard.
Warrington and the neighborhoods along Navy Boulevard sit closest to NAS Pensacola, with 1950s to 1980s concrete block homes at prices below the metro average. Myrtle Grove, west Pensacola and the areas near Corry Station have similar homes. Brownsville and Ensley offer lower prices with more variation in condition.
North of town, Ferry Pass and the neighborhoods around the University of West Florida add student and staff rentals, while Cantonment, Beulah and Nine Mile Road have newer subdivisions. Across the bay in Santa Rosa County, Pace and Milton serve families tied to Whiting Field and commuters, and they often come with newer construction and HOAs.
Military households often receive a housing allowance and move on predictable training and duty cycles. That can mean steady demand but regular turnover, and the Servicemembers Civil Relief Act lets service members end a lease early when they receive orders. Portfolios near the bases should plan for periodic vacancies.
A blanket loan measures DSCR across the whole portfolio, so a vacancy in one home is less likely to cause a problem than it would on a stand-alone loan, as long as total rent still covers the total payment.
This example is illustrative and not a quote. An investor owns six rentals worth $1,530,000 combined, renting for $11,300 a month. Taxes without homestead exemptions are about $1,976 a month and insurance with hurricane coverage about $1,260.
At 70% of value, the blanket loan is $1,071,000 with estimated principal and interest of about $7,489. The total payment is about $10,725 and portfolio DSCR is about 1.05x. At 65% of value, the loan is $994,500, the payment about $10,190 and DSCR about 1.11x, which gives more cushion for turnover around military moves.
| Property | Value | Monthly rent |
|---|---|---|
| Warrington block home | $215,000 | $1,650 |
| Warrington block home | $225,000 | $1,700 |
| Myrtle Grove ranch | $240,000 | $1,800 |
| Ferry Pass home near UWF | $265,000 | $1,950 |
| Cantonment newer home | $285,000 | $2,050 |
| Pace newer home | $300,000 | $2,150 |
| Portfolio total | $1,530,000 | $11,300 |
| Payment at 70% / DSCR | $10,725 | 1.05x |
| Payment at 65% / DSCR | $10,190 | 1.11x |
A release provision lets you sell one property and pay down a set release amount, usually more than the property's share of the loan, while the rest of the portfolio stays financed. The remaining homes must still meet the program's DSCR and leverage requirements.
Some Pensacola investors sell homes to military buyers using VA financing when values rise. If you plan to sell a few homes over the next few years, ask how release amounts are calculated before you close.
Hurricanes Ivan in 2004 and Sally in 2020 left many Pensacola homes with replaced roofs, while others still carry older roofs that insurers dislike. Insurance is priced on roof age, construction and wind mitigation features, and homes near Bayou Chico, Bayou Texar, Perdido Bay and other low areas may need flood insurance.
A wind mitigation inspection on each home can lower premiums. Replacing the oldest roofs before refinancing can improve the whole portfolio's DSCR.
Investors do not receive the homestead exemption, and Florida caps annual assessed value increases on non-homestead property at 10% for non-school taxes until the property sells. Homes held for years may have assessed values well below recent purchases. Escambia and Santa Rosa counties each set their own millage.
Florida charges documentary stamp tax on new notes and an intangible tax on new mortgages, which apply to a blanket refinance, and deed stamps on new purchases.
Older block homes near the bases have lower prices but more repair questions, from cast iron drain lines to original electrical panels. Newer homes in Cantonment, Pace and Milton cost more but insure more easily and need less maintenance. Many newer subdivisions have HOAs, and some limit rentals or require minimum lease terms.
Review HOA rules before adding a property, and include any dues in the portfolio payment.
Pensacola portfolios face two recurring operational tests: turnover when military tenants receive orders, and storm preparation from June through November. Investors who handle both well usually have a local property manager, a list of vendors for roofs and tree work, and leases that spell out how move-outs and storm damage are handled.
Lenders reviewing a blanket loan look for a rent roll that matches the leases, reasonable vacancy history and evidence that properties are maintained. Keep records of storm repairs, insurance claims and roof replacements for each home, since they support both the valuation and the insurance quote.
A blanket loan works well when you want one payment and one maturity, or want cash out across the whole portfolio. Individual DSCR loans can make more sense if you plan to sell several homes soon. Our comparison guide covers both, and some programs allow a multi-state portfolio, useful for investors who also own rentals across the line in Baldwin or Mobile County, Alabama.

Five or more investment properties, each with 1 to 8 units.
Yes. Properties across the metro can be combined, and some programs allow properties in other states.
No, but service members can end leases early when they get orders, so plan for turnover. Portfolio DSCR helps absorb a single vacancy.
Older roofs can raise insurance premiums or limit coverage, which increases the portfolio payment. Replacing them can improve DSCR.
It lets you remove a property from the loan when you sell it by paying a set release amount. Terms vary by program.
Yes, on some programs. Cash-out goes up to 75% LTV and often lower on larger balances, and the portfolio must still meet the DSCR requirement.
No. Blanket DSCR loans qualify on rent, not personal income.
Yes. Each property can have 1 to 8 units, so duplexes, fourplexes and small buildings near UWF or downtown can sit in the same blanket loan as single-family homes.
