Wilmington portfolios are built from rowhomes and twins: a few in the city's west side neighborhoods, a couple in Elsmere or Newport, maybe a student house in Newark. A blanket loan can refinance five or more of them together, which matters in a state where every separate closing carries real cost.
In short: LendingStreet offers blanket portfolio loans that combine five or more Wilmington-area rentals, each 1 to 8 units, into one loan qualified on the portfolio's combined cash flow, with one closing, one payment and release provisions when you sell a property. Loans start at $150,000 with no stated maximum, LLC borrowers are standard and no W-2s or tax returns are needed. Rowhome and twin rents in New Castle County often support solid portfolio coverage at standard leverage.
Inside the city, investors focus on brick rowhomes and twins in neighborhoods like Forty Acres, the Highlands, Union Park Gardens, Canby Park, Hedgeville, Browntown and Little Italy. Older Victorian twins in Cool Spring and Quaker Hill are often split into apartments. Just outside the city line, Elsmere, Newport, Claymont and the older parts of Brandywine Hundred offer twins and small single-family homes at lower prices.
Many portfolios also include a house or two in Newark rented to University of Delaware students, which brings higher rent and more turnover. Some owners hold rentals across the line in Chester or Delaware County, Pennsylvania, or in Cecil County, Maryland.
A portfolio of seven or eight Wilmington rentals might carry seven separate loans with different maturity dates, servicers and escrow accounts. A blanket loan consolidates them into one payment, with portfolio pricing and one closing. Owners who bought with cash or private money use blanket cash-out refinances to pull equity out for the next purchases, up to 75% LTV with seasoning that varies by program.
Each property can be a single-family home, twin, rowhome or building of up to 8 units.
Tenant demand in the Wilmington area is broad. Bank and credit card operations, ChristianaCare, the Port of Wilmington, state and county government and the University of Delaware all employ renters, and Amtrak and I-95 make the area practical for people working in Philadelphia. A portfolio spread across several neighborhoods is less exposed to any single employer.
New Castle County recently completed its first countywide reassessment in decades, following a court ruling that required updated values across Delaware. Many tax bills shifted as a result, with some city rowhomes and suburban homes changing more than others. City of Wilmington properties pay city, county and school district taxes, and the school district depends on the address.
Use each property's current, post-reassessment bill. A portfolio built on older bills may look different today.
Reassessment can also be an opportunity. If new values lowered taxes on some of your properties, a refinance now may show a better ratio than it would have a few years ago. If taxes rose, moderate leverage protects the portfolio's coverage.
This example is illustrative and not a quote. An owner holds seven rentals worth $1,915,000 combined, renting for $13,950 a month. Taxes total $2,050 a month and insurance $850.
At 75% of combined value the blanket loan is $1,436,000, with estimated principal and interest of about $9,554. The total payment is about $12,454, for a portfolio DSCR of about 1.12x. Each property gets an allocated loan amount based on its share of value.
| Property | Value | Monthly rent | Allocated loan |
|---|---|---|---|
| Forty Acres rowhome | $285,000 | $2,000 | $213,713 |
| Canby Park twin | $210,000 | $1,650 | $157,473 |
| Elsmere twin | $225,000 | $1,700 | $168,721 |
| Union Park Gardens rowhome | $260,000 | $1,850 | $194,966 |
| Newport single-family | $240,000 | $1,800 | $179,969 |
| Highlands rowhome | $320,000 | $2,150 | $239,958 |
| Newark student house | $375,000 | $2,800 | $281,201 |
| Portfolio total | $1,915,000 | $13,950 | $1,436,000 |
A release clause lets you sell one rental and keep the loan on the rest. You pay a release amount set in the loan documents, generally tied to the property's allocated balance plus any premium the program requires. In the example, selling the Newark student house would mean paying down at least about $281,201.
Remember that Delaware's realty transfer tax, generally 4% combined and customarily split, applies to the sale. Plan your net proceeds with the seller's share and the release amount both in mind. The remaining properties must still meet the program's DSCR standard after the release.
The City of Wilmington licenses residential rentals and inspects them under its housing code. Newark requires rental permits and limits how many unrelated tenants may share a house, which shapes student rental income. Elsmere, Newport and the county have their own requirements. Keep licenses current for every property, since lapses can complicate a refinance.
Delaware's Residential Landlord-Tenant Code sets statewide rules for leases, deposits and notices. Underwriting uses in-place leases or market rent for vacant units.
Older rowhomes share party walls and may have flat or low-slope roofs, older wiring and basements that take on water. Homes near the Brandywine Creek, Christina River or Shellpot Creek can be in flood zones, and the Brandywine has flooded nearby areas in major storms. Every property in the blanket needs current coverage, so gather declarations pages early.
Twins and rowhomes with recently replaced roofs, updated electrical service and sump pumps in damp basements are easier to insure. If one property in the group has an old roof or knob-and-tube wiring, fixing it before you refinance can help the whole file.
Separate DSCR loans keep each property independent, which helps if you plan to sell several soon. A blanket simplifies management and can carry portfolio pricing. Because each Delaware closing involves title, recording and settlement costs, refinancing seven properties on one closing instead of seven can save meaningful money. Properties in Pennsylvania or Maryland can join on some programs.
If you expect to sell one or two rowhomes in the next year, consider leaving them out of the blanket so the loan starts with the properties you plan to keep.
