Blanket Portfolio Loans for Worcester Triple-Decker and Rental Owners

A Worcester portfolio of five properties is often fifteen units or more, because so many of them are triple-deckers and two-families. That makes a blanket loan a natural fit: five buildings, one loan, one payment.

In short: LendingStreet offers blanket portfolio loans that combine five or more Worcester-area investment properties, each with 1 to 8 units, under one loan with one closing and one payment. The loan qualifies on the combined rent of the portfolio, with no W-2s or tax returns and a 620 minimum credit score, and release provisions let you sell one building and keep the rest financed. A triple-decker or two-family counts as one property toward the five-property minimum.

What Worcester portfolios are made of

Worcester's rental stock is built around wood-frame triple-deckers and two-families from the late 1800s through the early 1900s, with brick apartment buildings and newer single-family rentals in the suburbs. Most local portfolios mix a few of each, often bought one at a time over many years.

Because each building holds several units, rent per property is relatively high, and portfolio cash flow can be strong even with Massachusetts property taxes and insurance.

Many Worcester owners also financed their buildings at different times with different lenders. Bringing them onto one loan can replace several maturity dates and payments with one, and can free up equity built as rents and values rose.

Portfolio DSCR on multi-unit buildings

A blanket loan compares the total rent of every unit in the portfolio with the single loan payment plus each property's taxes and insurance. Triple-deckers usually carry their own weight well because three rents support one tax bill and one insurance policy.

Weaker properties, such as a two-family with an older tenant paying below-market rent, can be carried by stronger buildings. Each property is still reviewed, and buildings with open code violations or major deferred work may need attention first.

Worked example: three triple-deckers and two two-families

This example is illustrative and not a quote. An investor owns three triple-deckers and two two-families in Main South, Grafton Hill and Greendale, valued at $3,140,000 together. Combined rent from all 13 units is $25,000 a month and combined taxes and insurance are $5,190.

At 75% LTV the loan is $2,355,000, estimated principal and interest is about $16,065 a month, total payment is about $21,255 and portfolio DSCR is about 1.18x. At 70% LTV the loan is $2,198,000, estimated principal and interest is about $14,994, total payment is about $20,184 and DSCR is about 1.24x.

Lead law, sanitary code and inspections

Massachusetts' lead law requires owners of homes built before 1978 to delead or bring lead hazards under control when a child under six lives there, and landlords cannot refuse to rent to families because of lead. Most triple-deckers predate 1978, so lead compliance letters for each unit are useful records to have.

The State Sanitary Code sets minimum housing standards, enforced locally through inspections, often after a tenant complaint. Bring any open violations to closure before you put a building into a blanket loan, since they can affect value and insurance.

Releasing a building when you sell

Release provisions set how much of the loan you pay down to remove one property, often tied to that building's allocated loan amount. The rest of the portfolio stays in place.

Worcester owners use releases to sell a triple-decker as condominiums or to an owner-occupant buyer, or to trim a building with heavy capital needs, without refinancing the remaining buildings. After a release, the remaining portfolio usually needs to meet the program's cash flow test, and you need to keep five properties in the loan or plan for a different structure.

Taxes, deeds and closing costs

Worcester uses separate residential and commercial tax rates, and Massachusetts towns update assessed values every year. Suburban towns each set their own rate, so a portfolio spread across Worcester, Shrewsbury and Auburn has several tax calendars.

Massachusetts deed excise stamps are $4.56 per $1,000 of price in Worcester County, customarily paid by the seller. Closings are usually handled by attorneys, and a blanket loan records a mortgage against each property.

Massachusetts landlord rules that affect cash flow

Massachusetts has not allowed local rent control since 1994, though the question has been debated again, so watch for changes. Security deposit rules are strict: deposits cannot exceed one month's rent and must be held in a separate interest-bearing account with specific paperwork. Mistakes can be expensive, so many owners use a property manager.

Leases in a standard blanket file should be long-term. Units used as short-term or furnished monthly rentals are underwritten differently and need to meet city rules.

Blanket loan or separate loans?

One loan on five buildings means one payment, one maturity date and portfolio pricing. Separate DSCR loans give each building its own terms, which can make sense if you plan to sell several soon. Investors with properties in other New England states can ask about multi-state portfolio loans.

A blanket loan is usually best for buildings you plan to hold for years. If one triple-decker is mid-renovation or mostly vacant, consider stabilizing it first or financing it separately with a bridge loan, then adding it to a later refinance.

Common questions

Does a triple-decker count as one property or three?

One property. You need at least five properties, each with 1 to 8 units, so five triple-deckers is a 15-unit blanket loan.

Can I mix Worcester buildings with suburban homes?

Yes. Properties can be in different towns, and on some programs in different states.

Does lead compliance affect my loan?

It mainly affects your legal exposure and insurance. Having lead compliance letters makes the file cleaner and is good practice for pre-1978 buildings.

What if one building has a below-market tenant?

The portfolio is underwritten as a whole, so stronger buildings can carry it, as long as the total meets the cash flow test.

Can I take cash out?

Yes, up to 75% LTV on cash-out, often less on larger balances, if the portfolio meets the cash flow test at the new payment.

Can I sell one triple-decker as condos?

Yes, through a release. You pay the release amount and the rest of the loan stays in place.

Do I need tax returns?

No. The loan qualifies on the portfolio's rent. Minimum credit score is 620.

Are 5-8 unit buildings allowed in the blanket?

Yes, each property can have up to 8 units. Buildings with 9 or more units are commercial.
