Jumbo DSCR Loans in Wichita: An Honest Guide

Let's be direct: a $1.5 million loan on a single rental property is rare in Wichita. Most rental homes here sell for a small fraction of that, and even a good 5-8 unit building often needs well under $1M of financing. Jumbo DSCR loans do have a place in this market, but it is a narrow one.

In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ for purchases, rate-and-term and cash-out refinances on high-value 1-8 unit rentals, qualified on rent with no W-2s or tax returns and a 620 minimum credit score. In Wichita, jumbo balances usually mean a newer 5-8 unit building, a luxury home leased to an executive, or an investor who would be better served by a blanket portfolio loan across several properties. Larger balances get more review, and maximum LTV can be lower; it varies by program.

Which Wichita properties reach jumbo size

In practice, three kinds of Wichita deals produce jumbo balances. Each has its own strengths and challenges.

SituationExampleMain challenge
Newer 6-8 unit townhome buildingTownhomes with garages in east Wichita or AndoverFew comparable sales at that price
Luxury executive rentalLarge homes in Eastborough, Vickridge or east-side golf communitiesSmall tenant pool; rent support
Large portfolioTen or more houses and small buildingsBetter suited to a blanket loan

Executive homes: proceed carefully

Eastborough, Vickridge and the larger homes near east Wichita golf communities house many of the region's executives and physicians. A few of these homes are leased to relocating executives or to families renting while they build, but the tenant pool is small and comparable leases are hard to find.

Rents on high-value Wichita homes rarely scale with price, so the ratio is often tight. If you are considering a luxury home as a rental, bring signed lease history or a strong market rent analysis, and plan for lower leverage.

Worked example: a new eight-unit townhome building

This example is illustrative and not a quote. An investor buys a newly built eight-unit townhome building in an east-side suburb for $2,050,000. Each three-bedroom unit with an attached garage rents for about $2,050, for $16,400 a month. Taxes, using the 11.5% residential assessment ratio and an assumed mill levy, are about $2,554 a month, and insurance is about $1,000.

At 75% LTV the loan is $1,537,500, estimated principal and interest is about $10,488, the total payment is about $14,042 and the DSCR is about 1.17x. At 70% LTV the loan is $1,435,000, just under the jumbo range, and the DSCR is about 1.23x.

The ratio works, but the main question on a deal like this is value support: there may be few sales of similar new townhome buildings in the area. Expect the appraisal to rely heavily on the income approach and on the building's actual leases.

The portfolio alternative

Most Wichita investors who talk to us about a large loan actually own many smaller properties. A blanket portfolio loan combines five or more rentals, each 1-8 units, into one loan with one payment, qualified on combined cash flow, with release provisions when a property sells. For an investor with twelve houses and two fourplexes, that is usually a better tool than chasing one jumbo property.

Portfolio loans can include properties outside Wichita, such as rentals in Kansas City, and on some programs properties in more than one state.

Portfolio loans also make sense when properties are a mix of houses, duplexes and small buildings, which is typical for Wichita investors who have bought steadily over many years.

Taxes and special assessments on new buildings

Kansas assesses residential property at 11.5% of appraised value, and new buildings are valued at completed value. New suburban developments may also carry special assessments for infrastructure. On a jumbo loan, those lines add up quickly; check the county record and the city's special assessment schedule.

Large buildings in hail country also carry large insurance premiums and deductibles. Get the quote before you finalize your offer, and ask whether the policy covers the roof at replacement cost, since a large roof replacement after a storm can be a major expense if coverage is limited.

What changes on a large balance

Jumbo DSCR loans still qualify on rent, allow LLC borrowers and offer 30-year terms. What changes is the review.

Cash-out on a large Wichita property

A long-held, well-located building or a group of buildings can support a substantial cash-out. Wichita values have risen over the past several years, so owners who bought a decade or more ago may have more equity than they realize. On a single property, cash-out is capped at 75% LTV and often lower on large balances. For several properties, a portfolio cash-out may produce more total proceeds with less complexity.

When several standard loans beat one large one

Some Wichita investors with large holdings prefer to keep each property on its own DSCR loan. Separate loans make it easy to sell one building without touching the others, and each loan is sized to its own property. The tradeoff is more closings and more payments to track.

For a single high-value property, the jumbo route is straightforward. For a group of properties, compare three structures: separate DSCR loans on the larger buildings, a blanket portfolio loan across everything, or a mix. We can show the numbers for each so you can decide based on cash flow, flexibility and your plans to buy or sell over the next few years. The right answer depends on whether you expect to keep growing in Wichita or to start selling down.

What LTV can I get on a jumbo DSCR loan?

It varies by program. Larger balances often have lower maximum LTV than standard DSCR loans.

Should I use a jumbo loan or a portfolio loan?
