Short-Term Rental DSCR Loans for Oklahoma City Investors

Oklahoma City is not a beach or ski town, but it fills nightly rentals in its own way: Thunder games and concerts downtown, the Women's College World Series every spring, OU football weekends down I-35 in Norman, and steady medical, energy and Tinker Air Force Base travel.

In short: LendingStreet finances Oklahoma City short-term rentals with DSCR loans that, on some programs, qualify on projected nightly revenue instead of a long-term lease, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, and the standard minimum DSCR is 1.0x. Because OKC prices are modest, many STR purchases sit near the $150,000 minimum, and hail-driven insurance is often the line that decides the ratio.

Where OKC nightly rentals tend to work

Most investor STRs in the city are within a short drive of downtown: the Plaza District, the Paseo Arts District, Midtown, Mesta Park, Uptown 23rd, Deep Deuce and the blocks around Bricktown and Scissortail Park. Guests want walkable restaurants, quick access to the Paycom Center and the convention center, and parking for a car or two.

Other pockets serve specific travelers. Homes near the OU Health and Presbyterian Health Foundation campus draw medical stays, northeast OKC near the softball stadium fills during the Women's College World Series, and Midwest City and Del City see business tied to Tinker Air Force Base.

City registration, lodging tax and HOA limits

Oklahoma City has been updating its short-term rental rules, including registration and the collection of hotel and sales taxes on stays. Requirements can change, so check current rules with the city and the Oklahoma Tax Commission before you rely on nightly income, and confirm that the property's zoning allows the use.

Many newer subdivisions in Edmond, Yukon, Mustang and Moore have HOAs that limit or ban rentals under 30 days. Read the covenants before making an offer, since an HOA rule can stop an STR even where the city allows it.

Worked example: a Plaza District bungalow

This example is illustrative and not a quote. An investor buys a two-bedroom 1920s bungalow near the Plaza District for $265,000. A third-party projection estimates average gross nightly revenue of $2,900 a month, while the same home would lease long term for about $1,500.

At 75% LTV the loan is $198,750, just above the $150,000 minimum, with estimated principal and interest of about $1,390. Taxes are budgeted at $265 a month and insurance with wind and hail coverage at $240. The total payment is about $1,895.

On projected STR revenue, DSCR is about 1.53x. On the long-term lease, it would be about 0.79x, below the 1.0x standard minimum. That gap is why qualifying on projected revenue matters, and also why the property must be legal to run nightly.

Event calendar and seasonality

OKC demand is lumpy rather than seasonal. Late May and early June bring the Women's College World Series, fall Saturdays bring OU football in Norman, and the State Fair runs each September. Thunder home games, concerts and conventions add weekday and weekend bookings through much of the year.

Summer heat and winter ice storms can slow leisure travel, so a projection should reflect the whole year, not just event weeks. Lenders using projected revenue look at the annual figure.

Medium-term stays can help fill the gaps. Traveling nurses, contractors on energy and aerospace projects, and families relocating to the metro often book for a month or more, which smooths occupancy between big events. A projection that relies on a few sold-out weekends is weaker than one supported by steady weekday demand.

Hail, wind and the insurance quote

Central Oklahoma sits in one of the most active severe-weather areas in the country, and insurers price for hail, wind and tornado risk. Many policies carry a separate percentage deductible for wind and hail, and STR use may require a policy written for short-term rental activity.

Get the quote before you finalize the offer. On a lower-priced OKC home, insurance can be a larger share of the payment than taxes, and an older roof can raise it sharply.

Oklahoma property taxes on an STR

Oklahoma counties assess property at a fraction of fair cash value, set by each county within the range allowed by state law, and the annual increase in taxable value on non-homestead property is capped until the property sells. A purchase resets the value, so use a tax estimate based on your price rather than the seller's bill.

Investors do not receive the homestead exemption. Ask the Oklahoma County Assessor, or the Cleveland or Canadian County Assessor for addresses in Norman, Moore or Yukon, for an estimate.

Norman, the lakes and the rest of Oklahoma

Norman has its own short-term rental rules, and homes near the OU campus can earn much of their year on football and graduation weekends. Lake Thunderbird and Arcadia Lake draw local weekend guests. Investors looking for leisure-driven nightly income often go farther, to Broken Bow and Hochatown near Beavers Bend, Grand Lake or Lake Texoma, covered on our Oklahoma STR page.

If a property you like cannot run nightly, it may still work as a long-term rental on a standard DSCR loan, though the ratio will usually be tighter.

Common questions

Are Airbnbs allowed in Oklahoma City?

Short-term rentals operate in many parts of OKC, but the city has been updating registration and tax rules. Confirm current requirements and your HOA covenants before you buy.

Can I qualify on projected Airbnb income?

On some programs, yes. DSCR is calculated on a third-party projection of short-term rental revenue instead of a lease.

Is a $200,000 OKC home too small for a DSCR loan?

DSCR loans start at $150,000. A $200,000 purchase at 75% LTV is exactly $150,000, so lower-priced homes may need a smaller down payment or a different structure.

Why is my insurance quote so high?

Central Oklahoma has frequent hail and wind storms. Roof age, the wind and hail deductible and STR use all affect the premium.

Do OU football weekends count toward revenue?

They are part of the annual projection for Norman properties, but the full year matters. Lenders look at total projected revenue, not just peak weekends.

Can I refinance an STR I already run in OKC?

Yes. Some programs can use your booking history. Cash-out goes up to 75% LTV, and seasoning varies by program.

Can I use the property myself between bookings?

Our investor loans are business-purpose loans on non-owner-occupied property. Second homes and homes you live in are not a fit.
