Rhode Island is small, but its summer rental season is intense. Newport mansions, Block Island cottages and South County beach houses fill quickly, then go quiet after Labor Day.
In short: LendingStreet finances Rhode Island short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs, starting at $150,000 with a 620 minimum credit score and no W-2s or tax returns. Rhode Island requires STRs to register with the state, and Newport and Providence add their own limits on where non-owner-occupied rentals can operate. Flood and wind coverage drive costs on the coast.
Newport is the state's best-known vacation market, with summer visitors for the mansions, sailing, music festivals and the waterfront. Block Island, in the town of New Shoreham, is reached by ferry and rents heavily by the week in summer.
South County beach towns, including Narragansett, South Kingstown, Charlestown and Westerly with Watch Hill and Misquamicut, draw families in summer. Providence has steady demand from universities, hospitals and events. Jamestown, Middletown and Little Compton offer quieter coastal stays.
| Market | Typical property | What drives bookings | Rule to check |
|---|---|---|---|
| Newport and Middletown | Victorian homes, condos, cottages | Mansions, sailing, festivals | City zoning limits STRs |
| Block Island | Cottages, shingle-style homes | Summer weeks, ferry trips | Town rules; short season |
| Narragansett and South County | Beach houses | Summer family rentals | Town registration; flood zone |
| Providence | Triple-deckers, condos | Universities, hospitals, events | City limits non-owner-occupied STRs |
Rhode Island requires short-term rentals to register with the state Department of Business Regulation, and platforms are expected to list only registered properties. Towns then add their own rules on top: many beach towns require a local rental registration, inspection and posted occupancy limits.
Newport limits short-term rentals in many residential zones and requires registration where they are allowed. Providence restricts non-owner-occupied STRs in residential zones. Narragansett has adopted rules aimed at student and summer rentals. Confirm the specific address with the town before you buy.
On a long-term rental, the lease or a market rent estimate sets the income. On a nightly rental, some of our programs accept a projection of gross short-term rental revenue, usually from a third-party data report that looks at similar listings, bedroom counts and occupancy in the area.
That projected income is compared with the full monthly payment to get the debt service coverage ratio. If the property already operates as an STR, 12 months of booking history can support the figure. How each program adjusts a projection varies, and a low projection can sometimes be addressed with more down payment or a sub-1.0 program.
This example is illustrative and not a quote. Consider a three-bedroom beach house in Narragansett bought for $835,000, with a revenue projection of $75,000 a year, about $6,250 a month. The monthly budget includes $620 in property taxes and insurance at $380.
Financed at 70% LTV, the loan is $584,500. Estimated principal and interest comes to about $4,147, the total payment to about $5,147, and the DSCR to about 1.21x. A 15% revenue shortfall would bring it to about 1.03x.
With 60% LTV instead, the loan is $501,000 and the total payment about $4,555, lifting the DSCR to about 1.37x. The table compares both.
| Item | 70% LTV | 60% LTV |
|---|---|---|
| Loan amount | $584,500 | $501,000 |
| Estimated principal and interest | $4,147 | $3,555 |
| Property taxes | $620 | $620 |
| Insurance | $380 | $380 |
| Total monthly payment | $5,147 | $4,555 |
| Projected monthly revenue | $6,250 | $6,250 |
| DSCR | About 1.21x | About 1.37x |
| DSCR if revenue is 15% lower | About 1.03x | About 1.17x |
Rhode Island applies state sales tax and hotel taxes to short-term stays, including whole-home rentals. Platforms collect much of it; confirm what you must file directly with the Division of Taxation.
Coastal properties often sit in FEMA flood zones and carry hurricane deductibles on their wind coverage, which can make insurance the largest variable in the payment. Property tax rates differ by town, and some towns tax non-owner-occupied homes at a higher rate than owner-occupied ones, so use the investor rate in your numbers.
Most Rhode Island beach rentals earn the majority of their revenue between late June and Labor Day, often on weekly bookings. Newport stretches the season with fall events and holiday visitors. Block Island is extremely seasonal, and ferry schedules shrink after summer. The annual projection has to absorb a long off-season.
The DSCR calculation uses principal, interest, taxes, insurance and HOA dues. Your own budget needs more. A short-term rental pays for cleaning and laundry between stays, utilities, internet, streaming, supplies, platform fees and often a local manager who takes a share of revenue. Furnishing a home before the first booking is a real upfront cost as well.
None of that is in the lender's ratio on most programs, which is why a property that only just clears 1.0x on gross projected revenue can still lose money in practice. Run your own net numbers before you sign.
Our investor loans are business-purpose loans on non-owner-occupied property. The guidelines below apply to 1-8 unit STRs, though maximum leverage can be lower on larger balances and 5-8 unit properties.
We look at the property first: whether it can legally operate as a nightly rental, what it should earn, and what it costs to carry. Then we size the loan so the ratio works. Start with the form below or call (877) 298-1001.
Yes. Short-term rentals must register with the Department of Business Regulation, and many towns require local registration as well.
Providence restricts non-owner-occupied STRs in residential zones. Check the zoning for the address; many Providence investors rent long-term instead.
Some towns use a higher tax rate for non-owner-occupied homes. Use the rate that applies to investment property when you run your numbers.
Yes, if local rules allow it and the projected annual revenue supports the payment. The season is short, so weekly summer rates have to carry the year.
Yes, up to 75% LTV on a cash-out refinance, varying by program. Actual booking history often supports the income on a refinance.
It is the standard minimum, but sub-1.0 programs exist. Lower leverage is the other common fix.
No. On some programs a third-party revenue projection can qualify a property with no history, which works for purchases. On a refinance, actual booking history often carries more weight.
