A lot of Chattanooga landlords built their portfolios one house at a time in East Ridge, Red Bank, Brainerd and the older neighborhoods north and east of downtown. By the fifth or sixth loan, separate payments, maturity dates and escrow accounts start to cost real time.
In short: LendingStreet offers blanket portfolio loans that put five or more Chattanooga-area investment properties, each with 1 to 8 units, under one loan with one closing and one monthly payment. The loan qualifies on the portfolio's combined cash flow rather than your personal income, LLC borrowers are standard, and release provisions let you sell an individual property without refinancing the rest. Leverage and pricing depend on the mix of properties and the program.
Most Chattanooga rental portfolios are made up of modest single-family homes and small multi-unit buildings, not luxury properties. The table shows the areas that come up most often and why investors hold there.
| Area | Typical rental | Why investors hold there |
|---|---|---|
| East Ridge and East Chattanooga | Post-war brick ranches, small duplexes | Lower entry prices, steady workforce demand |
| Red Bank and Hixson | Ranches and split-levels | School demand, quick access to downtown and Northgate |
| Highland Park and St. Elmo | Older bungalows, some converted duplexes | Close to UTC, Southside and downtown jobs |
| Brainerd and East Brainerd | Mid-century homes, townhomes | Hamilton Place retail corridor, I-75 access |
| Ooltewah and Collegedale | Newer single-family homes | Growth near Enterprise South and Southern Adventist University |
| Fort Oglethorpe and Rossville, GA | Older single-family homes | Lower prices just across the state line |
Instead of asking each house to clear 1.0x on its own, a blanket loan looks at the combined rent of all properties against the combined payment: principal and interest on the single loan, plus every property's taxes, insurance and any HOA dues. A strong Hixson rental can carry a weaker East Lake house, as long as the total works.
That is helpful in Chattanooga, where older homes in the urban neighborhoods can have uneven rents and some houses run thin on their own. It also means one vacant or under-rented property affects the whole file, so we ask for a current rent roll and leases on every unit.
Leverage is set on the combined value of the properties, and the program may cap it lower when the portfolio includes 5 to 8 unit buildings, very low-value houses or properties with deferred maintenance. If a house is between tenants when you apply, expect the underwriter to use market rent with a vacancy allowance, or to wait for a signed lease.
This example is illustrative and not a quote. An investor owns six single-family rentals worth a combined $1,645,000 and collecting $11,400 a month in rent. They want to replace six separate loans with one blanket loan at 70% of combined value.
The loan is $1,151,500. Estimated principal and interest on a 30-year term is about $7,953 a month. Combined taxes are about $1,350 and insurance about $900, for a total payment of about $10,203. Portfolio DSCR is about 1.12x.
| Property area | Value | Monthly rent |
|---|---|---|
| East Ridge | $245,000 | $1,750 |
| Red Bank | $275,000 | $1,900 |
| Highland Park | $310,000 | $2,100 |
| East Lake | $220,000 | $1,600 |
| Brainerd | $260,000 | $1,800 |
| Hixson | $335,000 | $2,250 |
| Total | $1,645,000 | $11,400 |
A release provision lets you sell or refinance one property out of the blanket loan by paying down a set amount, usually the property's allocated loan balance plus a release premium set by the program. The remaining properties stay on the loan with the same terms.
Before you sign, know the release amount for each address and make sure the remaining properties will still clear the program's DSCR test after the sale. Our blanket loan release clause guide walks through how lenders set those numbers.
Chattanooga investors often plan to sell the houses with the most appreciation, for example a renovated Highland Park bungalow, while keeping the lower-cost rentals in East Ridge or East Lake. Run the remaining portfolio's ratio both ways before you choose which property to release first.
Tennessee taxes residential property on a 25% assessment ratio, and Hamilton County reappraises on a multi-year cycle. After a reappraisal, values and tax bills can move unevenly by neighborhood, so a portfolio that cleared comfortably last year may look tighter after new assessments arrive.
Houses inside Chattanooga city limits pay both city and county taxes, while East Ridge, Red Bank, Collegedale and unincorporated parcels have different combined bills. Georgia-side properties in Catoosa or Walker County follow Georgia rules. We underwrite each property on its actual bill.
A blanket loan can include single-family homes, duplexes, triplexes, fourplexes and small 5 to 8 unit buildings, as long as each is a non-owner-occupied rental. Some programs allow properties in more than one state, which can help Chattanooga investors who own across the Georgia line in Fort Oglethorpe or Rossville. See our multi-state portfolio loan page for how that works.
Very low-value houses can still be included, but they add little to the loan amount and can increase the release math, so it is worth reviewing the list before you apply.
Separate DSCR loans keep each property independent and make individual sales simple. A blanket loan simplifies payments, can unlock portfolio pricing and lets strong properties support weaker ones. If you plan to sell most of the houses in the next few years, separate loans may be cleaner. If you plan to hold and keep adding, one loan is often easier to manage.
A blanket loan needs insurance on every property, and some investors move to a single portfolio policy at the same time. Older homes in the urban neighborhoods may have original wiring, plumbing or roofs that raise premiums. The eastern suburbs, including East Brainerd and Ooltewah, have seen damaging tornadoes, and wind coverage and deductibles deserve a close look.
Parts of the city near Chattanooga Creek, South Chickamauga Creek and the Tennessee River sit in mapped flood zones. Check each address on the FEMA flood map, since a required flood policy on one house adds to the combined payment.

Five or more investment properties, each with 1 to 8 units.
On some programs, yes. Multi-state blanket loans can include properties across state lines, such as Fort Oglethorpe or Rossville.
Not individually. The loan qualifies on the combined cash flow of the portfolio, though weak properties pull the total down.
You pay the release amount for that property, and the rest of the portfolio stays on the loan.
Yes. Cash-out is available on some programs, with leverage set by the portfolio and the program.
No. The loan qualifies on property cash flow, not personal income documents.
Possibly, if each property is legally permitted and the program accepts the income type. Many Chattanooga portfolios are long-term rentals.
